Living here

Ses Alqueries is a farming hamlet of about 140 people in the municipality of Santa Eugènia, on the Pla de Mallorca close to the boundary with Sencelles. Its old houses and two windmill towers form a protected historic ensemble among vineyards and cereal fields. Expect a quiet country setting about 30 minutes from Palma, and strict heritage rules.

The hamlet lies about 2 km by road north of Santa Eugènia village, just off the Ma-3020, the country road from Santa Maria del Camí to Sencelles. Its name recalls two farmsteads (alqueries) from the Islamic period, Benibahari and Beniporrex. It sits slightly above a flat plain of vines and cereals, with views towards the Serra de Tramuntana. The houses line the Camí de Ses Alqueries, and two 18th-century stone flour windmills, Son Pau and Ses Alqueries, both now homes, shape its skyline. A 16th-century manor farm with its own chapel and a large wine cellar stands a little apart.

In 2009 the Consell de Mallorca declared Ses Alqueries, with the municipality’s other hamlets of Ses Olleries and Ses Coves, a protected historic ensemble (Bé d’Interès Cultural). One of its two public wells, from the 15th or 16th century and restored in 1996, once watered flocks driven along the old Camí de Muntanya towards the Tramuntana. For daily needs you go to Santa Eugènia, about 5 minutes away, with its pharmacy, a few small shops, library, nursery, primary school and health unit. Santa Maria del Camí, 10 to 15 minutes away, adds 24-hour urgent care, trains to Palma and a Sunday market. TIB bus 304 stops in the hamlet.

Who buys here

The population has more than tripled since 1991, from 43 registered residents to 137 in 2025. The old core is small, and most of the homes in the farmland around it are modern detached houses. It is a good choice for a quiet house among the vineyards, as long as you are happy to drive or take the bus to Santa Eugènia for everyday needs.

Property

The protected core holds about thirty houses, mostly 18th and 19th-century village houses built wall to wall and two-storey farmhouses, many with their own well built against the front wall. Newer additions inside the core include two detached houses and a group of four terraced houses. Around it, a protected belt of farmland holds mainly modern detached homes and farm buildings. Since 2009, works have needed licences from both the town hall and the Consell de Mallorca, and the hamlet’s special protection plan was still awaiting final approval in 2023. Have a lawyer check which rules apply to a house before buying.

Questions buyers ask

What are the rules for renovating?

Heritage rules apply. Since the hamlet became a Bé d’Interès Cultural in 2009, works have needed approval from both the town hall and the Consell de Mallorca, which can take many months. A special protection plan, initially approved in 2020 and amended in 2022, would give each plot or building a protection level and set rules on height, joinery and solar panels; it was still awaiting final approval in 2023, so check its status before you buy.

Is Palma within commuting distance?

Yes: about 30 minutes to central Palma and 30 to 35 minutes to the airport by car outside rush hour, west along the Ma-3020 to Santa Maria del Camí and then on the Ma-13 motorway. Santa Eugènia village is about 5 minutes away.

Does the bus stop in the hamlet?

Yes. TIB line 304, between Inca and Palma, stops here, and the timetable in force since September 2025 has 10 buses each way on weekdays and 5 at weekends and on holidays. The ride to Palma’s Estació Intermodal takes about 30 to 45 minutes, and the buses also stop at Son Llàtzer hospital.

Where are the nearest schools and doctor?

In Santa Eugènia, about 5 minutes away, which has a municipal nursery, the state infant and primary school CEIP Mestre Guillemet, and a health unit open on Monday, Tuesday, Thursday and Friday from 8:00 to 15:00. Out-of-hours care is at the health centre in Santa Maria del Camí, and the reference hospital is Son Llàtzer in Palma, about 20 minutes by car.

How many people live in Ses Alqueries?

137 people were registered in 2025, according to Spain’s statistics office (INE). The number fell to 43 in 1991 and has more than tripled since.
