Living here

Known for its capers, Llubí is a farming village in the north of the Pla, between Inca and Muro and 40 to 45 minutes from Palma by car. It has a primary school, a health clinic, a Tuesday market and a train station nearby. For the sea, the beaches of the Bay of Alcúdia are 20 to 25 minutes away.

Llubí lies about 10 kilometres east of Inca by road and about 40 kilometres from Palma. The municipality covers some 35 square kilometres, mostly farmland, with no coastline, and borders Inca, sa Pobla, Muro, Santa Margalida, Maria de la Salut and Sineu. About 2,600 people live here, most of them in the village and the rest in country houses. Until the 19th century the area was known as Castell Llubí and was part of Muro. After two brief spells of independence early in that century, it became a municipality of its own for good in 1836.

The village lies between two low hills, with the parish church of Sant Feliu at its centre. The front part of the church dates from the mid-17th century, and the nave was lengthened between 1870 and 1888. Llubí grew from two cores, the original village and Son Ramis, a 17th-century settlement that later merged with it. Nine old windmill towers survive in the municipality, five of them in the village. On the outskirts, beside the Sineu road, stands the Racons talaiot, a prehistoric stone tower about 5 metres high, and about a kilometre from the village, near the Inca boundary, is a hermitage built in 1896.

Capers are Llubí’s signature crop. Farmers planted them widely in the 19th century, alongside almonds, and for much of the 20th century canning and liqueur making were the main local industries. The year starts with Sant Antoni in January, when animals are blessed at the church door. On the Tuesday after Easter people picnic at the hermitage, and the Sant Feliu fiestas fall around 1 August. In June 2024 and 2025 local bars and restaurants held a tapas evening built around capers. In November the village holds a honey fair on a Sunday, and the traditional fair follows on a Tuesday around Santa Catalina’s day, 25 November.

For everyday shopping there are food shops and bakeries, bars and restaurants by the church square, and a market on Tuesday mornings in the Plaça de la Carretera. The village has a state primary school (CEIP Duran Estrany), a public nursery, a library, a theatre and a sports centre. The public health clinic on Carrer del Pes opens on weekdays. Out-of-hours care is at the Sineu health centre, about 10 minutes away, and the Hospital Comarcal d’Inca is 10 to 15 minutes by car. Llubí station, about 2 km north-west of the village, is on the train line from Palma to sa Pobla.

Who buys here

Llubí keeps a strongly rural character, and foreign residents are a minority. It lost people for much of the 20th century, through emigration to the Americas and then a drift away that was strongest in the 1960s, the years of the island’s building boom, but numbers have grown again since the late 1990s. Buyers who want village life with a train to Palma, Inca close by for bigger shops and the hospital, and the beaches of the Bay of Alcúdia within 25 minutes will find them here.

Property

Most homes are in the compact village. Son Ramis, a quarter of about 300 houses, some of them empty, keeps old rustic façades on Carrer Arraval and Carrer de Sa Costa. A few older houses, among them a mid-19th-century manor house and a former distillery built in 1914, have been restored as places to stay, and more than half of the old windmill towers are now homes. Outside the village, fields of capers, almonds and carobs hold country houses and old estates such as Vinagrella, with its defensive tower and chapel. Many country houses, especially in the south and south-east, lie down narrow rural lanes. For any of them, have a lawyer confirm that everything built is legal and registered.

Questions buyers ask

How long does the train to Palma take?

About 50 minutes from Llubí station to Palma’s Estació Intermodal, on the T2 line between Palma and sa Pobla. There are around 20 trains each way on weekdays and one an hour at weekends and on holidays. The station is about 2 km north-west of the village by road, a short drive or a walk of about 25 minutes.

When is the village clinic open?

The public clinic on Carrer del Pes opens from 8 am to 3 pm on Mondays, Wednesdays, Thursdays and Fridays, and from 1 pm to 8 pm on Tuesdays. It belongs to the Sineu health centre, about 10 minutes away, where the PAC handles urgent cases in the evenings, at night and at weekends. The nearest hospital is the Hospital Comarcal d’Inca, 10 to 15 minutes by car.

What is Llubí known for?

Capers. They were planted widely here in the 19th century and are still the village’s emblematic crop, and canning them grew into the main local industry. In June 2025 local bars and restaurants held a tapas evening where at least one of each entrant’s tapas had to include capers, and in late autumn the village holds a honey fair and its traditional fair.

Can I let the house to holidaymakers?

Only with a licence. Most of Llubí’s visitor beds are in holiday-let houses, but under the 2025 rules no new flats could be registered for holiday lets in Mallorca, and the limited new places for houses were sold by the Consell de Mallorca. If you need rental income, a house that already holds a licence, checked by a lawyer, is the safer buy.
