Living here

Sineu is an old market town in the Pla de Mallorca, close to the geographical centre of the island and about 45 minutes from Palma by car. Its Wednesday market is one of the oldest on Mallorca, and the town has schools, a health centre and its own train station. It is a place for everyday village life inland, away from the coast.

Sineu stands in the middle of the Pla de Mallorca, the island’s farming plain. About 4,500 people live in the municipality, and the town has a full life of its own all year. In 1309 King Jaume II turned old houses here into a royal residence, and from 1318 to 1523 the palace was the seat of the veguer de fora, the king’s official for rural Mallorca. Conceptionist nuns lived there from 1583 until the convent closed in 2016, and the building now belongs to the Diocese of Mallorca, which has begun conservation work.

The Gothic parish church of Santa Maria, rebuilt after a fire in 1505, dominates the centre, with the winged lion of Sant Marc, a 1945 sculpture, on the square beside it. The town hall is in a former Minim friary on Carrer de Sant Francesc, and the old station building now houses an art centre. Every Wednesday morning the market spreads through the streets and squares around the church. It goes back to a royal privilege of 1306, and alongside fruit, vegetables, clothes and household goods it still has a livestock section.

Sa Fira, on the first Sunday of May, goes back to a privilege granted by King Sanç, probably in 1318, and is one of the oldest fairs on the island, with pens of native livestock, local produce and farm machinery. The Good Friday procession draws people from all over Mallorca, the patron saints' days fall on 25 April and 15 August, the Mucada fills the squares with thousands of people in August, and the Sant Tomàs fair comes in December. The town has food shops and supermarkets, a public health centre with out-of-hours urgent care, a municipal nursery, the Rodamilans primary school and a state secondary school, IES Sineu.

Sineu has its own station on the train line from Palma to Manacor. Trains take about 50 minutes to Palma’s Estació Intermodal and about 13 minutes to Inca, with around 20 a day each way on weekdays and one an hour at weekends. By car, the Ma-3240 runs to Inca, where you join the Ma-13 motorway, while the old Sineu road (Ma-3011) crosses the plain to the edge of Palma at Son Ferriol. Petra is about 15 minutes away, Manacor about 25, and the nearest beaches, on the Bay of Alcúdia at Can Picafort and Playa de Muro, 25 to 30.

Who buys here

Sineu lost people for much of the 20th century, but the trend has reversed in recent decades. Newcomers from mainland Spain and abroad have been drawn by the railway, the central position and services such as the health centre and the secondary school. Buyers usually look for an old townhouse a short walk from the market, or a country house on the plain, with Palma and the Bay of Alcúdia both within reach.

Property

The historic centre, around the church and the old palace, is a protected ensemble. Here the stock is traditional stone townhouses on narrow streets near the shops, though parking is tight, access and light can be limited, and on Wednesdays the market fills many of these streets. Newer streets have grown up around the edges of town, in areas such as Bons Aires and les Cases Noves, where the industrial estate is. Outside the town, the farmland of the plain holds fincas and country houses, some in scattered rural settlements such as Son Rossinyol and Sant Nofre. On rural land, check that everything built is legal and registered.

Questions buyers ask

How long does the train to Palma take?

About 50 minutes to Palma’s Estació Intermodal by Plaça d’Espanya, on the line from Palma to Manacor. There are around 20 trains each way on weekdays and one an hour at weekends and on holidays.

What should I know about the Wednesday market?

It runs every Wednesday morning in the streets and squares around the parish church, and the stalls are packed away around midday. It is popular with visitors and tour coaches, so arrive early if you want to park. The big annual fair, Sa Fira, is on the first Sunday of May.

Is there a doctor in Sineu?

Yes. The public health centre on Carrer Doctor Bernadí Font i Quetglas opens on weekdays, and its urgent care point (PAC) covers evenings, nights and weekends. It is also the base for the clinics in Lloret de Vistalegre, Llubí, Maria de la Salut and Costitx. The reference hospital is the Hospital Comarcal d’Inca, about 15 minutes by car.

Can I renovate an old house in the centre?

Yes, but the historic centre is a protected site (Bé d’Interès Cultural), so for now building licences there also need the Consell de Mallorca’s heritage department, which slows them down. A special protection plan for the centre, given initial approval by the town council in May 2026, will remove that step once it is finally approved.
