Living here

Home to about 8,400 people, the municipality of Muro runs from its old farming town across the plain and the s’Albufera wetlands to about 5 km of beach on the Bay of Alcúdia, 45 to 55 minutes from Palma. The choice is between year-round town life inland and a holiday home by a long, shallow beach.

The municipality covers just under 59 square kilometres, and its neighbours include sa Pobla, Alcúdia, Santa Margalida and Llubí. From the inland town, flat farmland stretches towards s’Albufera, the largest wetland in the Balearic Islands, a natural park since 1988 that Muro shares with sa Pobla and Alcúdia. Beyond it lie dunes, pine woods and 5.2 km of coast, from the edge of Platja d’Alcúdia to Can Picafort.

King Jaume II made Muro a vila in 1300, and in later centuries it prospered from farming, wine and wool. From the 1960s tourism became a major source of income, as Playa de Muro was built up along the coast. Even so, most people live inland: of about 8,400 residents registered in 2025, around 7,550 were in the town and about 840 in Playa de Muro. In summer the resort fills up, and in August foreign visitors to the municipality far outnumber the people who live here.

The town hall, on Plaça Comte d’Empúries in the town, serves the whole municipality, and most year-round services are in the town too. The public health centre keeps weekday hours, with an urgent care point (PAC) for evenings, nights and weekends. There is a state primary school, CEIP Guillem Ballester i Cerdó, a state-funded private school, Sant Francesc d’Assís, and the IES Albuhaira secondary school, which takes pupils from both. The town also has a library, pool, sports centre, care home and a Sunday morning market.

Playa de Muro has no public health unit or school, but it does have a private hospital that is open around the clock, with an emergency department. Public hospital care is at the Hospital Comarcal d’Inca. Muro has its own station on the train line from Palma to sa Pobla, about 2 km west of the town, and trains take about 50 to 55 minutes to Palma. TIB buses link the municipality with Palma, Inca, Alcúdia and Can Picafort, with more departures in summer, especially to Playa de Muro.

Who buys here

Most year-round residents live in Muro town, which has its own services. Two quite different lives are on offer. One is a townhouse in the old centre or a country house on the farmland, with the beach a short drive away. The other is a holiday home in Playa de Muro by the long, shallow beach and s’Albufera, with a very quiet winter. The beach suits families with young children, and s’Albufera draws walkers, cyclists and birdwatchers.

Property

Homes differ a lot between the two halves of the municipality. The old centre of the town, around the church, is a listed historic ensemble of older townhouses, with newer quarters around it and an industrial area at Marjals. The countryside outside holds old estates and small fincas behind dry-stone walls, so on rural land a lawyer should confirm that every building is legal and registered. Playa de Muro grew from the 1960s and mixes hotels with houses and apartment buildings, mostly from the 1970s to the 1990s, while the s’Albufera natural park and the protected Es Comú dunes limit how far it can spread.

How Muro breaks down

  1. The inland town, with about 7,550 residents, the town hall, the health centre, primary and secondary schools, a Sunday market and a listed old centre around the church of Sant Joan Baptista. The train station is about 2 km west, and the beach 15 to 20 minutes away.

  2. The beach resort on the Bay of Alcúdia, carrying on from Platja d’Alcúdia, with about 5 km of fine, shallow sand, s’Albufera behind it and about 840 registered residents. Hotels, houses and apartment buildings, mostly from the 1970s to the 1990s, and a very quiet winter.

  • About 5 km of fine, shallow sand, good for young children

Against

  • New holiday-let licences are scarce, and closed to flats

Questions buyers ask

What exactly is in the municipality?

Muro town, inland, where the town hall stands and most residents live, and the beach resort of Playa de Muro on the Bay of Alcúdia, including the small cluster of houses at Ses Casetes des Capellans next to Can Picafort. Between them lie farmland and part of the s’Albufera natural park. About 8,400 people were registered in 2025.

Should I buy in Muro town or Playa de Muro?

In the town you have shops, schools, the health centre and the Sunday market all year, with the beach 15 to 20 minutes away by car. Playa de Muro puts you by a long, shallow beach and s’Albufera, but life there follows the summer and the winter is very quiet.

Is Playa de Muro part of Alcúdia?

No. It belongs to Muro, though it carries straight on from Platja d’Alcúdia along the same bay with no obvious break. Check which council a property falls under, because planning rules and local services come from that town hall.

What health care is there?

The public health centre in Muro town opens on weekdays, and its urgent care point (PAC) covers evenings, nights and weekends. Playa de Muro has a private hospital that is open around the clock, with an emergency department, and the public one is the Hospital Comarcal d’Inca, about 15 minutes from the town and 25 to 30 from the coast.

What are the rules on holiday lets?

You need a tourist-rental licence, and new ones are hard to come by. Under the 2025 rules Mallorca registered no new flats for holiday lets, and the few new places for houses were sold by the Consell de Mallorca to owners who had held the home for at least three years. If letting income is part of the plan, buy with a licence already in place and get a lawyer to check it.
