Living here

Búger is a small village on a hill in the north of the Raiguer, between Inca and sa Pobla, about 40 minutes by car from Palma. It is the smallest municipality in Mallorca by area, with about 1,200 residents. It has a primary school, a library and a part-time health unit, and makes a quiet base with Inca and the Bay of Alcúdia both close.

The village stands at about 100 metres on a hill above the northern plain, with steep slopes on three sides. The municipality covers only about 8 square kilometres and borders Inca, Selva, Campanet and sa Pobla. Around the village are almond and carob groves, some irrigated fields, sheep and small woods of pine and holm oak, such as the well-kept holm oak wood at Son Genet. Búger belonged to Campanet for centuries. It became a municipality of its own in the early 19th century, under the liberal reforms that began with the Cádiz Constitution of 1812, though its church only became a parish in 1913.

Village life runs along Carrer Major and the town hall square, the Plaça de la Constitució, where the town hall opened in 1952 and a fountain shows a candle (bugia), the village symbol. The parish church of Sant Pere was rebuilt between 1694 and 1718. Five old boundary crosses (creus de terme) stand in the village streets, two in wall niches on Carrer Major, and the Maundy Thursday procession used to pass them all. The traditional crafts are picarols (small livestock bells) and wooden spoons. In October 2026 the village held a folk-tale fair, the Fira de ses Rondalles. The Fundació ACA, a contemporary music centre, is based here.

Búger has the basics: a state primary school, CEIP Els Molins, a municipal library, a sports centre, a pharmacy and a post office. The health unit on Carrer Ramon Llull opens from 8:00 to 15:00 on Tuesdays and Fridays and from 9:00 to 11:00 on other weekdays. It belongs to the sa Pobla health centre, whose urgent care point covers evenings, nights and weekends, and the Hospital Comarcal d’Inca is 10 to 15 minutes away. TIB bus 314 links Búger with Inca, including the hospital, with Campanet and with sa Pobla, where the nearest train station is, about 5 km away.

Who buys here

Búger’s population fell to 921 in 1991 and has grown since, to about 1,200 in 2025, with more than 100 people added since 2020. Families get a village primary school, and Inca, sa Pobla and Palma are all within commuting distance. Buyers from abroad find a quiet, lived-in village with beaches 20 to 25 minutes away and Palma about 40.

Property

The municipality has a single village, built compactly on its hill around the church, Carrer Major and the town hall square. Outside it, country houses stand among the fields, alongside old estates such as Son Alemany, Son Trascó and Son Genet, whose houses were enlarged and land improved in the late 18th century. Building is governed by the municipality’s subsidiary planning rules (Normes Subsidiàries), with catalogues of protected heritage and of rural paths, so check whether an older house is listed before planning works. On rural land, have a lawyer and an architect confirm that what stands on the plot matches its licences and registration.

For

  • Quiet hilltop village with a primary school, library and pharmacy

Questions buyers ask

Do I need a car?

Almost certainly. TIB bus 314 links Búger with Inca, including the hospital, with Campanet and with sa Pobla, where trains leave for Palma, but check current timetables, and for most shopping and errands you will want a car.

Is there a doctor in Búger?

Part-time. The health unit on Carrer Ramon Llull opens from 8:00 to 15:00 on Tuesdays and Fridays and from 9:00 to 11:00 on other weekdays. Evenings, nights and weekends are covered by the urgent care point at the sa Pobla health centre, which the unit belongs to, and the Hospital Comarcal d’Inca is 10 to 15 minutes' drive.

Is there a school in the village?

Yes, a state primary, CEIP Els Molins. There is no secondary school in Búger, so older children travel to a nearby town.

What are the building rules?

Búger is planned under subsidiary rules (Normes Subsidiàries), with catalogues of protected heritage and of rural paths, all published on the town hall website. Have an architect check what you can build or extend, especially on rural land, before you commit.
