Living here

Lloseta is a small working town in the Raiguer, where the central plain meets the first wooded slopes of the Serra de Tramuntana, about 35 minutes by car from Palma. Around 6,500 people live in the municipality, one of the smallest in Mallorca by area. It has a train station, a Saturday market and services all year, and offers everyday town life away from the resorts.

The municipality covers only about 12 square kilometres. Its northern half climbs the steep southern slopes of the Tramuntana, largely wooded with pine and holm oak, while the south is flat, mostly dry-farmed land of almonds, olives, carobs and figs. The town itself stands at about 175 metres. Lloseta and the neighbouring hamlet of Aiamans came under the lordship of the Togores family, who were made barons of Lloseta and counts of Aiamans in 1634. Aiamans has since been absorbed into the town. Lloseta broke away from Binissalem to become its own municipality in the 19th century.

This has long been a working town. Lignite, a soft brown coal, was mined here for more than a century, and around 1930 the pits of Lloseta and the surrounding area produced most of Mallorca’s coal. The last three mines closed in 1973, and part of the old Sa Truiola mine has since been restored. From the mid-20th century shoemaking grew here too, in the wake of nearby Inca, though the trade has since shrunk. A cement works opened in 1966. Its kilns shut in 2024, when the owner said it would keep grinding and shipping cement on the site, and a green hydrogen plant has been built beside it.

The centre gathers around the neoclassical parish church, built between 1844 and 1862, and the gardens of the Palau d’Aiamans next door. This former home of the counts, about 15,200 square metres, is privately owned, still lived in and used at times for cultural events. The church keeps the Mare de Déu de Lloseta, a Romanesque carved image that, legend says, was found in a cave by the stream. The Oratori del Cocó, completed in 1878, stands over that cave beside the road in from Binissalem. On the first Wednesday after Easter people walk there from the church for the Cocó festival. The town’s patron is honoured on 8 September.

There are food shops and restaurants, and the town is known for a sweet pastry, the cardenal. A Saturday market fills Plaça d’Espanya, and there is a municipal library, a theatre opened in 1988, a pool, a sports centre and a state infant and primary school, CEIP Es Puig; state secondary schools are in Inca. The health unit in Carrer Antoni Maura opens on weekdays, and 24-hour urgent care and the Hospital Comarcal d’Inca are 10 to 15 minutes away in Inca. The station in the lower part of town is served by all three train lines from Palma, and the Ma-13 motorway is about 4 km away.

Who buys here

Lloseta is above all a town where islanders live and work, with an economy geared to residents rather than visitors. Its population has more than doubled since 1960, largely through people moving in, and by 2008 Moroccans were the largest group among its foreign residents. With the station and the motorway, it is practical for working in Inca or Palma, and buyers from abroad will find an ordinary Mallorcan town close to the mountains.

Property

The centre is made up of older town houses on narrow streets and lanes (carrerons), a short walk from the shops, the church and the market square. Some are historic buildings, so have the structure checked by a professional before planning a renovation. Newer housing areas such as la Clota have grown with the town, and towards the edges building is less dense, closer to the fields and to the hills that rise to the north. Any country property on the farmland to the south means relying on a car, and a lawyer should check its planning status before you buy.

Questions buyers ask

Is the train practical for working in Palma?

Yes. All three lines from Palma, to Inca, Sa Pobla and Manacor, stop at Lloseta, and the trip takes a little over 30 minutes. Weekday trains run every 10 minutes at the morning and afternoon peaks and every 20 minutes at other times, with one every half hour at weekends and on holidays.

How far is the hospital?

The Hospital Comarcal d’Inca, the public hospital for the area, is 10 to 15 minutes away by car. Lloseta’s own health unit opens on weekdays, and the Es Blanquer health centre in Inca, about 10 minutes away, provides 24-hour urgent care.

Is the cement works still running?

Not fully. Its kilns stopped making clinker, the main ingredient of cement, in 2024. At the time the owner, Cemex, said it would keep grinding, storing and dispatching cement at the site in Lloseta’s industrial estate. A green hydrogen plant was built beside it under a plan to bring new industry to the town.

Could I let the house to tourists?

Only with a tourist-rental licence. Under the 2025 rules flats could not be newly registered for holiday lets, and new places for houses were limited and sold by the Consell de Mallorca only to owners of at least three years. Buying a home that already has a licence, checked by a lawyer, is the realistic route.
