Living here

Santa Margalida is a municipality of about 86 square kilometres in Mallorca’s north-east, running from the farmland of the Pla to the Bay of Alcúdia, 50 to 70 minutes from Palma. Most of its roughly 14,000 residents live in the beach town of Can Picafort or the inland town of Santa Margalida. Buyers can choose a country town, a resort town or a quiet seaside village without leaving the municipality.

The municipality borders Muro to the west, Maria de la Salut and Ariany to the south, Petra to the south-east and Artà to the east. Inland it is mostly farmland, long given to cereals, almonds and carobs, with Santa Margalida town on a low hill about 10 km from the sea. On the coast, Can Picafort’s sandy beach runs on into Playa de Muro. East of Son Bauló, the public Son Real estate, a protected Natura 2000 site run by the Balearic government, keeps the shore undeveloped towards Son Serra de Marina, where the Torrent de na Borges marks the boundary with Artà.

For centuries life in the municipality centred on the inland town. Tourism changed that from the 1960s. Can Picafort grew from a cluster of summer houses into a resort with almost 10,000 hotel beds, overtook the town in population in the mid-1990s and now has about twice as many residents. The municipality as a whole grew from about 4,500 people in 1950 to 9,173 in 2000 and 14,056 in 2025. Son Serra de Marina, first built in the 1950s on a grid of straight streets, is still a small village of holiday homes with fewer than 700 residents.

The town hall is on Passeig des Pouàs in Santa Margalida town, while the local police and several municipal departments work from Can Picafort. Both have a public library, and the town hall also lists an office and a library in Son Serra. Each settlement has a public health unit with set hours, run by the Muro-Marines health centre in Muro, which opens on weekdays and handles urgent care at night and at weekends, and the public hospital is in Inca. The town has one state primary school, CEIP Eleonor Bosch, and Can Picafort two, CEIP Vora Mar and the newer CEIP Nou de Can Picafort. All three feed IES Santa Margalida, the state secondary school in the town.

The Ma-12 coast road links Can Picafort with Alcúdia and Artà, and country roads run inland to the town and on to Inca and the Ma-13 motorway to Palma. TIB line 302 runs from Can Picafort to Palma all year, line 316 links Son Serra de Marina, Can Picafort and the town with Inca, and from late March to October the A32 goes to the airport. Summer and winter feel very different on the coast, where Can Picafort fills with holidaymakers and Son Serra’s houses open up. The town keeps its own year-round rhythm, with its high point at La Beata in September.

Who buys here

German and British holidaymakers have been coming to Can Picafort for decades, and in the 2000s and 2010s Germans ranked among the municipality’s biggest groups of foreign residents. On the coast, buyers mostly look for a flat or a small house near the beach, as a summer base or a year-round home. Inland, the town is a good fit for families who want schools on the doorstep and buyers after an older townhouse or a country house nearby. Many houses in Son Serra de Marina are summer homes of Mallorcan families.

The town is mostly older townhouses on narrow streets around the church, many built before 1960, with newer houses and a few small blocks of flats on the edges. Can Picafort is a mature resort of flats in two- to four-storey blocks mixed with houses, mostly from the 1960s to the 1980s, with little land left for growth. Son Serra de Marina is a grid of one- and two-storey houses, mostly built since the 1970s. The farmland holds country houses and fincas. Check the status of any holiday-let licence, and on rural land make sure everything built is legal.

For a quiet house by an open stretch of coast, Son Serra de Marina, if you are happy to drive for most errands and to live with very quiet winters.

Where are the doctors and the hospital?

Each settlement has a public health unit with set hours, all run by the Muro-Marines health centre in Muro, whose urgent care point (PAC) covers nights and weekends. The Son Serra de Marina unit opens only on Monday mornings and on Tuesdays and Thursdays from 8am to 3pm. For hospital care, the Hospital Comarcal d’Inca is 20 to 40 minutes away, depending on where you live.

Is a holiday-let licence easy to get?

No. As of 2025, Mallorca had stopped registering new flats for holiday lets, and the limited new places, allocated through the Consell de Mallorca, went to people who had owned the home for at least three years. If you are counting on rental income, buy a property with a valid licence already in place and have a lawyer check it.
