Living here

Selva is a municipality of about 4,300 people in the Raiguer, just north of Inca, running from farmland on the plain up into the foothills of the Serra de Tramuntana. It is made up of four villages, Selva, Caimari, Moscari and Biniamar, plus the hamlet of Binibona. The draw is quiet village life near the mountains, with Palma 35 to 45 minutes away.

The municipality covers about 49 square kilometres and borders Inca, Lloseta, Mancor de la Vall, Escorca, Campanet and Búger. Around Selva, Moscari and Biniamar the land is mostly farmland dotted with old country estates. Behind Caimari and Binibona it climbs into the Tramuntana. The town hall owns two large areas of protected public hillside: the Comuna de Caimari, 753 hectares north of the village crossed by the old pilgrims' path to Lluc, and the Comuna de Biniamar, about 130 hectares of scrub, pine and holm oak above Biniamar, with a picnic area.

The town hall is on the Plaça Major in Selva, the largest village, home to just over half of the municipality’s residents. Each of the four villages has a state infant and primary school and a municipal library, and Selva, Caimari and Moscari have public nursery places for under-threes. There is no secondary school in the municipality, so older pupils go to the state secondary schools in Inca. Each village also has a public health post, open every weekday in Selva and only a few hours a week in the others. Weekly markets are held on Wednesday in Selva, Monday in Caimari and Tuesday in Biniamar.

There is no railway in the municipality. The nearest stations are in Inca and Lloseta, both with trains to Palma. TIB buses link the villages with Inca: line 313 loops through Selva, Moscari and Caimari, line 312 runs between Lluc and Inca through Caimari and Selva, and line 311 links Biniamar with Lloseta, Mancor de la Vall and Inca. Services are limited, so a car makes daily life much easier. Inca, 10 to 15 minutes away, is where people go for bigger shops, secondary school, out-of-hours urgent care and the Hospital Comarcal d’Inca.

Who buys here

The population fell to about 2,870 in the 1980s and 1990s and has grown since, to about 4,300 in 2025. Some of the large estates around Moscari have been sold to buyers from abroad, mainly British and German, and several old properties in Binibona are now rural hotels. The municipality suits families who want a village school, walkers and cyclists, people who work in Inca or commute to Palma, and anyone prepared to drive for most errands.

Property

Each village has an old core of traditional stone houses around its church and square, often on narrow streets. Outside the villages are old estates, farmhouses and country houses among fields and olive and almond groves, some now rural hotels, while much of the mountain land is public and protected. Selva has no approved general plan, so interim regional rules govern the villages and the Mallorca island plan the countryside, and a catalogue approved in 2020 protects many old houses and estates. Have an architect and a lawyer check what is built and what is allowed before you buy.

How Selva breaks down

  1. The largest village and seat of the town hall, with about 2,300 residents, a Gothic church above a long stone staircase, the Wednesday market, a primary school and a health post open on weekdays. Inca is about 10 minutes away.

  2. About 850 people at the foot of the mountains on the road to Lluc, with olive terraces, a Monday market, a new state school and the old pilgrims' path starting just above the village. The tiny hamlet of Binibona, where several old properties are now rural hotels, lies about 2 km north-east.

  3. A small farming village of about 650 people, about 3 km east of Selva towards Campanet, with a small school and nursery, old country estates around it and its own Festa des Fadrí each July.

  4. The smallest of the four, with about 500 people between Lloseta and Inca. It has a 17th-century church, an unfinished neo-Gothic one, a Tuesday market and Lloseta’s station about 2 km away, and is the closest to Palma.

Pros and cons

For

  • Four lived-in villages, each with a state primary school
  • Inca, 10 to 15 minutes away, has the hospital, shops and trains
  • Tramuntana walks from Caimari, including the old path to Lluc
  • Weekly markets in Selva, Caimari and Biniamar
  • Public woodland on the hills above Caimari and Biniamar

Against

  • No approved general plan yet, so building rules are interim
  • 35 to 45 minutes to Palma, 40 to 50 to the airport
  • No station and limited buses, so a car is essential
  • Bigger shops, secondary school and the hospital mean a drive
  • The Bay of Alcúdia beaches are 25 to 35 minutes' drive

Questions buyers ask

What does the municipality of Selva include?

Four villages, Selva, Caimari, Moscari and Biniamar, the small hamlet of Binibona, and the farmland and mountain slopes around them. About 4,300 people live there, just over half of them in Selva itself, where the town hall is.

Which village should I look in?

Selva has the most services, including a health post open every weekday and the Wednesday market. Caimari and Binibona are closest to the mountains and walking routes, Moscari is a small farming village among old estates, and Biniamar is nearest to Palma and to the train at Lloseta.

What does having no general plan mean for buyers?

The villages follow interim regional rules and the countryside the Mallorca island plan, while a catalogue approved in 2020 protects many old buildings. In February 2026 the Consell de Mallorca and the town hall agreed that the Consell would draft a general plan. Until one is approved, have an architect check what you can build or extend before you commit.

How do the villages connect with Inca and Palma?

By TIB bus to Inca, and from there by train; trains to Palma also leave from Lloseta, close to Biniamar. Buses are limited, and most shopping, secondary schooling and the hospital are in Inca, so in practice daily life needs a car.

Is the coast within reach?

By car, yes: the long sandy beaches of the Bay of Alcúdia are 25 to 35 minutes away, depending on the village.
