Marratxí is the municipality on Palma’s north-eastern edge, running from the suburbs of Es Pont d’Inca to the older villages of Sa Cabaneta, seat of the town hall, and Pòrtol. With about 40,400 residents, a line of train stations and the Ma-13 motorway, it is home to many people who work in Palma. It makes most sense for families and commuters who need the city every day.

Marratxí is the first municipality of the Raiguer, the district that runs from Palma towards the bay of Alcúdia. It starts where the Torrent Gros stream separates Es Pont d’Inca from Palma’s suburbs, and follows the old road and the motorway north-east towards Inca, with Bunyola and Santa Maria del Camí to the north. It covers about 54 km² and had about 40,400 residents in 2025, against 7,758 in 1981. The town hall counts more than 50 separate settlements. The original parish centre, Marratxinet, now has fewer than 60 residents, and the council moved from there to Sa Cabaneta in 1864.

The south is in effect part of Palma’s suburbs. Es Pont d’Inca, counted together with Sa Cabana and the estates around them, holds just over half the population. Pla de na Tesa lies just east of it, beyond Son Bonet, Mallorca’s first civil airport, now used by light aircraft. Further north-east, Sa Cabaneta and Pòrtol keep older village centres and the pottery tradition; about 10,000 people live in and around Sa Cabaneta, including Es Figueral and Es Caülls, and about 4,100 in Pòrtol. Elsewhere are estates such as Son Ramonell, a large hypermarket, the Polígon de Marratxí industrial estate and a big leisure complex at Es Caülls.

Services are spread out. The town hall is in Sa Cabaneta, with a second citizen service office in Es Pont d’Inca. There are three public nurseries, state infant and primary schools in Es Pont d’Inca, Sa Nova Cabana, Pla de na Tesa and Pòrtol, and two state secondary schools, IES Marratxí in Son Ramonell and IES Sant Marçal near Sa Cabaneta. There are also state-funded private schools and The Academy, a British-curriculum international school for ages 2 to 18. The Pont d’Inca–Martí Serra health centre has 24-hour urgent care, the Muntanya centre in Son Ramonell Nou opens on weekdays, and Son Llàtzer in Palma is the reference hospital.

Trains on the lines to Inca, Sa Pobla and Manacor stop at a string of stations from Pont d’Inca to Es Caülls, the Ma-13 motorway has several exits in the municipality, and the Ma-30 links the south to the airport motorway. Palma’s EMT line 3 runs to Es Pont d’Inca, and TIB buses 303 and 341 serve other parts. Four communities each hold a weekly morning market: Pla de na Tesa on Tuesdays, Sa Cabana on Wednesdays, Pòrtol on Thursdays and Es Pont d’Inca on Fridays. Sant Marçal, the municipal patron, is celebrated on 30 June, and the Fira del Fang clay fair comes round each March.

Who buys here

Marratxí has grown more than five-fold since 1981, largely because Palma is so close, and it is sometimes called a dormitory town for the city. It suits people who work in Palma or travel often, families who want state schools, an international school and 24-hour urgent care within a short drive, and buyers who want a house with a garden without moving far from the capital.

Property

In Sa Cabana, blocks of flats of up to six storeys went up between the 1960s and the 1980s, and the old Inca road through Es Pont d’Inca is lined with older terraced houses and small buildings of flats. Traditional village houses survive in the old cores of Sa Cabaneta and Pòrtol. Most of the rest is residential estates (urbanitzacions) of detached and terraced family houses built from the 1980s onwards, some of them on former farmland. On rustic land, make sure every building is licensed and properly registered, and near the torrents look at the official flood maps.

How Marratxí breaks down

  1. The largest community, on the old Palma–Inca road where the Torrent Gros marks the city boundary. Two train stations, a Friday market, a library and the health centre with 24-hour urgent care, with flats, terraced houses and 1980s and 1990s estates such as Pont d’Inca Nou. About 20 minutes from central Palma.

  2. Sa Cabana runs into Es Pont d’Inca, with blocks of flats from the 1960s to the 1980s, a Wednesday market and a municipal pool. Es Figueral, further out along the old Inca road, is an area of newer residential estates around Marratxí station.

  3. A village on the southern edge, next to Palma, with Son Bonet aerodrome alongside and Son Llàtzer hospital about 10 minutes away. It has a 19th-century church, a state primary school, a Tuesday market and an almond-milk fair each December. About 20 minutes from central Palma.

  4. The older villages of the north-east: Sa Cabaneta, with the town hall, IES Sant Marçal and the Museu del Fang, and Pòrtol, home to most of the island’s pottery workshops and a Thursday market. Newer estates surround both. About 25 to 30 minutes from central Palma.

Which part of Marratxí is closest to Palma?

Es Pont d’Inca, Sa Cabana and Pla de na Tesa sit right on Palma’s edge, about 20 minutes from the old town by car outside rush hour, and with the estates around them are home to most of Marratxí’s residents. Sa Cabaneta and Pòrtol, further north-east, are 25 to 30 minutes away and feel more like villages.

Can I commute to Palma by train?

Yes. Trains on the lines to Inca, Sa Pobla and Manacor stop at a string of stations in Marratxí, from Pont d’Inca to Es Caülls, and reach Palma’s Estació Intermodal in about 8 to 20 minutes, depending on the station. On weekdays they run every 10 to 20 minutes, and at weekends every half hour. Palma’s EMT line 3 also runs to Es Pont d’Inca.
