Living here

Mancor de la Vall is a small municipality of about 20 square kilometres in the Raiguer, where the plain meets the Serra de Tramuntana, just north-west of Inca. About 1,500 of its roughly 1,700 residents live in Mancor village. Above it lie wooded hills, old estates and the near-empty hamlet of Biniarroi. For families who want a village school and walkers who want the hills close, it is a quiet base about 40 minutes from Palma.

The municipality is a rough rectangle, about 6 km by 4 km, running north to south. It borders Escorca, Selva, Alaró and Lloseta, and Inca is less than 5 km away. The hill of Puig de Suro, 644 metres high, stands in the middle, with small valleys spreading around it. In the north the land climbs into the Serra de Tramuntana, wooded mainly with pine and holm oak, and reaches about 900 metres at the Puig de sa Fita. Olive groves and other dry-farmed crops grow on the lower ground.

Four Moorish farmsteads once made up the area: Mancor, Biniarroi, Massanella and Biniatzent. For more than six centuries it was governed from Selva, and it became a municipality of its own only on 2 April 1925. Today about nine in ten residents live in the village, and most of the rest in scattered country houses. Biniarroi, on a spur of the Puig de Suro, began to empty after a great landslide in 1721, and its stone houses are now mostly second homes. Massanella, north of the village, is a large old estate (possessió) with its own group of buildings.

All the shared services are in the village. The town hall is on Plaça de l’Ajuntament, and there is a state primary school (CP Montaura), a municipal nursery, a pharmacy, a library, a sports centre and a day centre for older people. The public health post opens part-time and comes under Inca’s Es Blanquer health centre, which runs out-of-hours urgent care at night and at weekends. There is no secondary school. Inca, 10 to 15 minutes away, has the Hospital Comarcal d’Inca, bigger shops and trains to Palma. TIB bus 311 runs a loop from Inca through Lloseta, Biniamar and Mancor.

For walkers the municipality is a way into the mountains. The town hall keeps a catalogue of its old paths and describes Mancor as an alternative to Selva for reaching the Escorca mountains around Lluc on foot. Shorter walks lead to the medieval chapel of Santa Llúcia on its hill just outside the village and up the old path to Biniarroi. On the last weekend of November the Fira de l’Esclata-sang i de la Muntanya celebrates wild mushrooms and mountain life.

Who buys here

The population grew from 888 in 1991 to 1,692 in 2025, and in 2025 Mallorca Magazin named Mancor among the island’s fastest-growing municipalities since 2000. Most residents are Spanish, and foreign residents are a small minority. Buyers here choose between a house in the village, with the school and services on foot, and a country house in the valleys with a short drive in. Biniarroi suits only those who can live with its planning limits.

Property

Most homes are in the village, with traditional houses in the old centre around the church and the town hall square. Much of the housing is old, so have the structure, wiring and plumbing checked. Outside the village, olive groves, country houses and old estates such as Massanella spread across the valleys and lower hills. Biniarroi has about ten stone houses, and the special plan its building permits depend on had still not been drawn up by late 2024. Planning follows the town’s Normes Subsidiàries and a heritage catalogue, so check what is protected, and on rural land get a lawyer to check the paperwork for every building.
