Living here

The municipality of Santanyí covers about 125 square kilometres of farmland and coast in Mallorca’s south-east corner, down to Cap de ses Salines, the island’s southernmost point. Its 13,067 residents (2025) live in a stone-built market town, the resort town of Cala d’Or, two small harbours, a few quiet resorts and three inland villages. Coves and countryside are the draw, 50 to 70 minutes from Palma.

Santanyí borders Felanitx to the north, Campos to the north-west and Ses Salines to the west, and the sea wraps round the rest. Inland is low, gently rolling farmland, where the big old estates grew cereals and raised livestock and almonds were the villages' traditional crop. The hills stay under 300 metres. The rocky coast is cut by narrow inlets, from Cala d’Or in the north-east past Portopetro, the Mondragó Natural Park and Cala Figuera to Cap de ses Salines. Quarries around the town produce pedra de Santanyí, the fine-grained building stone used for Palma’s Llotja, Bellver Castle and parts of its cathedral.

Ses Salines was part of Santanyí until it became a municipality of its own in 1925. Life was hard here in the 19th century, and from the 1860s many people left, first for Algeria and Menorca and, after 1900, for Argentina and Cuba. Tourism turned that round. Cala d’Or was laid out from the early 1930s, mass tourism took off in the late 1950s, and from the 1980s jobs in tourism drew new residents, many from southern mainland Spain. In 2025 Cala d’Or had 4,168 registered residents and Santanyí town 3,746, followed by S’Alqueria Blanca and Calonge with about 1,000 each, Portopetro with 812 and Cala Figuera with 744.

The town hall is on the Plaça Major in Santanyí town, which also has the public health centre, open on weekdays with urgent care on weeknights and at weekends. Smaller GP units in Cala d’Or, S’Alqueria Blanca, Calonge and Es Llombards keep shorter hours, and hospital cases go to Manacor. There are state primary schools in Santanyí town, Cala d’Or, S’Alqueria Blanca, Calonge and Es Llombards. The town also has a church-run, state-funded school that teaches up to 16 and IES Santanyí, the only state secondary school. Weekly markets move round: Santanyí on Wednesday and Saturday mornings, S’Alqueria Blanca on Tuesday, Calonge and Es Llombards on Thursday.

The Ma-19 is the main road to Palma: dual carriageway between Palma and Campos, then a single road through Santanyí town and S’Alqueria Blanca to Portopetro. The Ma-14 heads north to Felanitx and Manacor. Four TIB bus lines run all year, linking the coast and villages with Santanyí town and Campos, or with Felanitx, where you change for Palma. A direct bus to Palma runs only from late March to October. Summer changes the whole municipality. The coves, the Mondragó beaches, Caló des Moro and the Santanyí market fill with visitors, while out of season the resorts are far quieter and the town and inland villages carry on as normal.

Who buys here

Residents are a mix of Mallorcan families, people who came from mainland Spain to work in tourism, and a large foreign community. In 2022 about 3,400 of the 12,300 registered residents were foreign nationals, with Germans the largest group, Moroccans next and a smaller British community. Germans have long lived here, and the countryside between Calonge, S’Alqueria Blanca and Cas Concos, in Felanitx, is jokingly called the Hamburger Hügel. Families will want the town or a village with a school; the coast suits second-home owners, retirees and boat owners.

Property

Santanyí town, built of the local stone, and the inland villages have older houses around their churches and squares, with country houses and old estates (possessions) in the farmland between. Cala d’Or is low-rise and mostly white, in the Ibizan style of its 1930s founder, with villas, apartments and hotels. Cala Figuera and Cala Santanyí grew from the 1960s with villas, apartments and a few hotels, and Cala Llombards from 1969 with detached houses. Planning still follows the Normes Subsidiàries of 1985, amended as recently as 2025, so have an architect check any plans, especially on rural land. Check any holiday-let licence too, as new ones are tightly limited.

How Santanyí breaks down

  1. The old market town and seat of the town hall, built of the local stone, with about 3,700 residents. It has the health centre, the secondary school, a church-run school and a Wednesday and Saturday market, with Cala Santanyí and Cala Figuera about 10 minutes away.

  2. The largest town, with about 4,200 residents, laid out from the 1930s in a white Ibizan style around small sandy coves and a marina of more than 500 berths. A GP unit, a primary school and shops open all year, but it is very busy in summer.

  3. A harbour village of about 800 people where the Ma-19 ends, with a fishing port, a small marina and the Mondragó Natural Park’s coves just to the south-west. For the GP unit, the school and most shops, residents drive about 10 minutes to Cala d’Or.

  4. Two coastal neighbours south of the town, each about 10 minutes from it. Cala Figuera, with about 740 residents, is a working fishing harbour in a deep, narrow inlet with no proper beach. Cala Santanyí, with about 400, is a quiet resort around a sheltered sandy cove.

  5. A farming village of just under 600 people on the road to Ses Salines, with a primary school and a Thursday market, and Cala Llombards, a villa area around a sandy cove. Its land runs south to Cap de ses Salines, and nearby Caló des Moro draws big summer crowds.

  6. Below the Consolació sanctuary, between Santanyí town and Portopetro, about 1,000 people live with their own primary school, GP unit and Tuesday market. Summer traffic on the Ma-19 squeezes through the narrow centre.

  7. On the Felanitx boundary, a few kilometres inland from Cala d’Or: about 1,000 residents, a primary school, a GP unit and a Thursday market. Well-off Germans have settled in the countryside around it, and its edge almost joins S’Horta, which belongs to Felanitx.

Partly. TIB lines 514, 515, 516 and 517 run all year, linking Cala d’Or, Calonge, Portopetro, S’Alqueria Blanca, Cala Figuera, Cala Santanyí and Es Llombards with Santanyí town, Campos or Felanitx. From Campos, line 501 goes to Palma and the A51 to the airport. Line 515e runs direct to Palma from late March to October.

Which town hall covers a house near Cala d’Or or Calonge?

Check carefully, as the boundary with Felanitx runs close by. Cala Ferrera and Cala Serena, at the eastern edge of Cala d’Or, and the village of S’Horta, next to Calonge, belong to Felanitx, which has its own planning rules and local taxes.
