Living here

S’Horta is a farming village of about 1,170 people in south-east Mallorca, in the municipality of Felanitx, between Felanitx town and the coast at Cala d’Or and Portocolom. It has a Saturday market, a state primary school and a GP unit, and the sea is about 10 minutes away by car. For buyers it offers village life with the coast close by, about an hour from Palma.

The name means irrigated land. Water wheels (sínies) drawing on wells once watered the vines and fruit trees here, while the drier fields grew cereals. The name first appears around 1329, and in the 14th century S’Horta was one large estate. Houses went up on part of the s’Horta Nova estate in the 18th century, and the village grew in the 19th as more land was divided into plots. An oratory to Sant Isidre, patron saint of farmers, was declared public in 1747, and the village became a parish in 1935. Around 1900 Felanitx’s council officially renamed it Sant Isidre, but the old name stuck.

Village life centres on Plaça de Sant Isidre and the parish church beside it, built between 1869 and 1894 with bare stone walls and an elliptical floor plan that is unusual in Mallorca. A bakery, a pharmacy and a few bars cover the basics, and a weekly market is held in the square on Saturdays. CEIP Reina Sofia is the state primary school, Franciscan sisters run a private nursery for under-threes, and older pupils go on to IES Felanitx. The public GP unit opens two days a week; at other times patients go to the health centre in Felanitx town, which also runs urgent care at night and at weekends.

On its south-west side S’Horta runs almost straight into Calonge, a village in the neighbouring municipality of Santanyí. Fields, vineyards and farmhouses surround it, and the town hall lists several old defence towers built against pirate raids on the estates around, among them Cas Saliner and Sa Vileta, both protected monuments. Several of the municipality’s walking routes start in the village, including a round trip of just under 10 km to the cove of Cala Sa Nau. The main festes, for Sant Isidre, are held in May around his feast day, 15 May. Cala d’Or, Portocolom and the Vall d’Or golf course are each about 10 minutes away.

Who buys here

After falling in the 2010s, S’Horta’s registered population has grown again, to about 1,170 in 2025. It fits buyers who would rather have a lived-in place with a school, a market and a GP unit than a resort, couples looking for a country house among fields with the coast close by, and families happy to rely on Felanitx for secondary school and bigger errands.

Property

The oldest houses are around the church. The town hall’s heritage catalogue protects the character of the 19th-century buildings on Plaça de Sant Isidre and Carrer de Jaume Prohenç: two storeys, regular rows of windows and, on some, flat roofs edged with stone balustrades. Outside the village, country houses and fincas sit on farmland with more space and privacy, though every errand means the car. Because the village runs into Calonge, check whether a house is in Felanitx or Santanyí, and on rural land have a lawyer confirm that everything built is legal and registered.

Pros and cons

For

  • Year-round village with Saturday market, pharmacy and primary school
  • Cala d’Or, Portocolom and Cala Sa Nau about 10 minutes by car
  • Farmland, old defence towers and walking routes on the doorstep
  • Daily buses all year to Felanitx and Cala d’Or

Against

Questions buyers ask

Is S’Horta in Felanitx or Santanyí?

Felanitx, whose town hall is in Felanitx town, about 20 minutes away. On its south-west side the village runs almost straight into Calonge, which belongs to Santanyí, so for a house near the edge check the municipality in the land registry, since planning rules and local taxes follow it.

Can I get to Palma by bus?

Yes, with a change. Line 514 runs all year between Cala d’Or and Felanitx through S’Horta, with eight or nine buses each way on weekdays and fewer on winter Sundays and holidays. The ride to Felanitx takes about 20 minutes, and there you change to line 501 for Palma. There is no direct bus to the airport.

Are there schools in S’Horta?

For younger children, yes. CEIP Reina Sofia is the state primary school, and Sant Francesc d’Assís, run by Franciscan sisters, is a private nursery for children under three. Secondary pupils go to IES Felanitx in Felanitx town, about 20 minutes away.

How often is the village GP unit open?

Two days a week: S’Horta’s public GP unit, on Carrer de Cala Ferrera, opens on Monday and Thursday from 8am to 3pm. Otherwise patients go to Felanitx town, whose health centre is open every weekday and provides urgent care on weeknights from 8pm and from Friday afternoon to Monday morning. The public hospital is in Manacor, about 30 minutes away.

Which beaches are closest?

Cala Sa Nau, the beach at Cala Ferrera and the coves of Cala d’Or are all about 10 minutes away by car, and Portocolom is about 10 minutes the other way. From late April to the end of October, bus 428 also links the village with Cala d’Or, Portocolom and Porto Cristo.
