Living here

Felanitx is the market town and seat of a large municipality in south-east Mallorca, at the foot of the Serres de Llevant hills and about 50 km by road from Palma. About 10,400 people live in the town itself. Buyers get an everyday Mallorcan town with schools, a health centre and a big Sunday market, and Portocolom’s harbour and beaches 15 to 20 minutes away.

Felanitx sits inland at the foot of the Serres de Llevant, a 15 to 20 minute drive from Portocolom, its harbour village. About 10,400 of the municipality’s 19,150 residents lived in the town in 2025, and Portocolom, S’Horta and Cas Concos account for most of the rest. Felanitx received its charter from Jaume II in 1300 and the title of city in 1886. In the 19th century the municipality had the largest vineyard area on the island, until phylloxera struck in the early 1890s. The railway reached the town in 1897, largely to carry wine to Palma, and the line closed at the end of 1967. The painter Miquel Barceló was born here in 1957.

The old centre is built around the parish church of Sant Miquel, which dates from the 16th century and is reached by a broad flight of steps, one of the town’s emblems. In the square in front, the horseshoe-shaped Font de Santa Margalida recalls 20 July 1490, when it was dug deeper during a drought and water flowed again. The Augustinian convent of Sant Agustí was founded in 1603, and its present church dates from later that century. Old windmills, two of them restored, stand out on the skyline. Outside town, the sanctuary of Sant Salvador tops a 509 m hill with views to the Serra de Tramuntana, and Santueri castle, a listed monument, crowns a clifftop to the south-east.

The villages around rely on Felanitx for their services, and town life carries on all year. The covered municipal market on Plaça de la Constitució sells fruit, vegetables, meat, fish and flowers from Tuesday to Sunday mornings, and on Sundays a large street market fills the centre from 8am to 3pm. Many shops close on Mondays. The public health centre, on Passeig de la República Argentina, sees patients on weekdays and runs urgent care on weeknights and at weekends; hospital cases go to Manacor. There is a state primary school, a state-funded cooperative school running from nursery to ESO, a nursery and IES Felanitx, the state secondary.

On 24 June, Sant Joan Pelós, a dancer representing John the Baptist, leaps through the streets, and carnations are handed out afterwards. Santa Margalida, the patron saint, follows on 20 July with the children’s Cavallets dance, and Sant Agustí, around 28 August, is the most popular festival, with open-air dances in Sa Torre park. Fairs run from May to October’s Fira del Pebre Bord (paprika fair), which traditionally opened the season of buying for the pig slaughter. The Estació Enològica, a wine research station founded in 1910, and Es Sindicat, the old cooperative winery, recall the wine trade. Portocolom and Manacor are each 15 to 20 minutes away.

The town is a natural choice for living here all year: families who want schools from nursery to sixth form in the same place, people who work locally or commute to Manacor or Palma, and second-home owners who prefer town life with the coast a short drive away. Country houses around the town appeal to buyers looking for land and quiet within easy reach of the market and services.

Property

The old centre has narrow streets of older town houses around Sant Miquel and the Plaça d’Espanya, and some of them need work. The town grew up around its parish church after the 1300 charter, and by the late 19th century it had more than 2,000 houses. Further out the streets are less dense and give way to farmland, where country houses (fincas) sit among fields and vineyards and need a car. With so much older stock, check whether a house is heritage-protected and whether any extensions are legal and registered before you buy.

Questions buyers ask

Where is the nearest beach?

The nearest beaches are in Portocolom, 15 to 20 minutes away by car on the Ma-4010, with sandy beaches at s’Arenal and Cala Marçal. Cala Ferrera and Cala Serena, on the coast next to Cala d’Or, are also part of the municipality.

Can I live in Felanitx without a car?

In the town, mostly yes: the markets, shops, health centre and schools are all there. Bus 501 runs to Palma’s Estació Intermodal about every half hour on weekdays, taking a little over an hour, and also goes to Manacor; check the current TIB timetable, as it changes by season. Line 512 serves Portocolom, and for the airport you can change at Campos to the A51, which runs all year. Country houses outside town need a car.

Is there out-of-hours medical care?

Yes. The public health centre on Passeig de la República Argentina opens on weekdays, and urgent care (PAC) runs there on weeknights from 8pm and all weekend, from Friday at 3pm to Monday at 8am. The public hospital for the area is the Hospital de Manacor, 15 to 20 minutes away.

What schools are there?

The town has a state primary school, CEIP Inspector Joan Capó, and Es Lledoner, a state-funded cooperative school (listed by the town hall as Sant Alfons) that teaches from nursery age to ESO, plus a separate nursery. IES Felanitx, the state secondary school, offers ESO, the batxillerat and vocational courses, and takes pupils from across the municipality. In Manacor, the Rafa Nadal Academy includes an international school for ages 10 to 18.

When is market day in Felanitx?

Sunday, from 8am to 3pm, when stalls selling food, crafts, clothes and shoes fill the centre. The covered municipal market on Plaça de la Constitució is open every morning from Tuesday to Sunday, and many shops close on Mondays.
