Living here

Mancor de la Vall is a small village in a hill-ringed valley at the edge of the Serra de Tramuntana, less than 5 km north-west of Inca. About 1,500 of the municipality’s roughly 1,700 residents live here. It has a primary school, a health unit and a pharmacy, and with Palma about 40 minutes away it works as a full-time home near the mountains.

The village lies in a small valley ringed by hills. Pine and holm oak woods cover the slopes above it, with olive groves and dry-farmed fields below. The municipality is small, roughly 6 km by 4 km, and climbs in the north to the Puig de sa Fita at around 900 metres. Mancor was governed from Selva for centuries and only became a municipality of its own on 2 April 1925. Olives were its most productive crop in the 19th century, when coal mining also began, and shoemaking mattered to the village between 1965 and 1985.

In the centre stands the parish church of Sant Joan Baptista, a plain neoclassical building begun in 1800. On a hill just outside the village is the medieval chapel of Santa Llúcia, a listed monument (Bé d’Interès Cultural), where people go on Easter Monday for the traditional outing and picnic (pancaritat). The old path up to the hamlet of Biniarroi has been signposted and partly rebuilt in dry stone. The year brings the Sant Antoni bonfire in January, Carnival, and the patron saint’s festival on 24 June. Since 2003 the Fira de l’Esclata-sang i de la Muntanya, held on the last weekend of November, has celebrated wild mushrooms and mountain life.

The village has the essentials: the state primary school (CP Montaura), a municipal nursery (escoleta), a pharmacy, a library, a sports centre and a day centre for older people. The public health unit belongs to Inca’s Es Blanquer health centre and opens four days a week, all morning on Mondays and Wednesdays and from around midday on Tuesdays and Fridays. Inca, 10 to 15 minutes away, has bigger shops, the Hospital Comarcal d’Inca and trains to Palma. TIB bus 311 runs a loop from Inca through Lloseta, Biniamar and Mancor, but a car makes daily life much easier.

Who buys here

Mancor has nearly doubled in size since 1991, when the municipality had fewer than 900 residents. By 2025 it had about 1,700, and Mallorca Magazin counted it among the island’s fastest-growing municipalities since 2000. Foreign residents remain a small minority. It fits families and commuters who want a real village with a school near Inca’s trains and shops, and walkers who want the Tramuntana right behind the houses.

Property

The old centre around the church and the town hall square has traditional village houses, and the village keeps a few old manor houses (casals), such as Can Marquesí and Son Lluc. Many homes are old, so have the structure, wiring and plumbing checked. Building work follows the town’s planning rules (Normes Subsidiàries) and heritage catalogue, so check what is protected. Around the village, olive groves, country houses and old estates (possessions) such as Massanella spread across the valley and lower hills, while Biniarroi, higher up, is now mostly second homes. Outside the village, have the legal status of every building checked, and confirm any holiday-rental licence before committing.

Questions buyers ask

What about schools?

CP Montaura is the state primary school and there is a municipal nursery (escoleta). There is no secondary school in the village, so older children have to travel out of it.

Can I manage without a car?

Not easily. TIB bus 311 runs a loop between Inca’s bus station and Mancor, by way of Lloseta and Biniamar, and trains to Palma leave from Lloseta and Inca. For most shopping and errands you will want a car.

When is the village health unit open?

On Monday and Wednesday from 8:00 to 15:00, and on Tuesday and Friday from 11:50 to 15:00. At night and at weekends, urgent care (PAC) is at Inca’s Es Blanquer health centre, which the unit belongs to, and Inca’s hospital is about 15 minutes by car.

What is the Fira de l’Esclata-sang?

Mancor’s autumn fair, held on the last weekend of November since 2003. It celebrates the esclata-sang, a wild mushroom prized in Mallorcan cooking, and mountain life, with a craft market, exhibitions, giants and folk dancing.
