Living here

Betlem is a small, spread-out area of holiday homes at the eastern end of the Bay of Alcúdia, in the municipality of Artà, where the coast road from Colònia de Sant Pere ends and the Artà hills meet the sea. Built from the 1960s, it is for people who rank quiet, sea air and walks in the Llevant natural park above convenience, since everything else means a drive.

Betlem lies about 4.5 km by road beyond Colònia de Sant Pere, at the end of the Ma-3331. Here the flat coastal strip runs out and the hills come right down to the shore. The houses went up from the 1960s as a holiday development on part of an old farm estate, Betlem de Marina. The coast is low and rocky, with small coves such as Cala Mata, so swimming is mostly from rocks or tiny beaches. In April 2020 rain brought down almost half of the 7-metre bank above Cala Mata. The town hall fenced the area off and said it would ask the coastal authority to repair it.

Between the houses and the Colònia lies Es Canons, a protected estate of about 150 hectares from the sea to the first hills, bought by the Balearic government in 2018. The town hall uses its old barracks for cultural, educational and outdoor activities. Near the shore here is the Dolmen de s’Aigua Dolça, a burial chamber used around 1750 to 1600 BC. Since the Llevant natural park was enlarged in 2023, the hills behind Betlem have been inside it. A coast track runs on to the cove of Es Caló, but it was closed to cars and walkers in July 2026 after a fallen pine damaged it.

The Ermita de Betlem, a hermitage founded in 1805, stands about 280 metres up in the hills behind, with wide views over the bay. A footpath climbs to it from the coast, and a road comes up from Artà. Only about 70 people were on the register in 2025, and Betlem is busiest in summer, when owners and holidaymakers arrive. There is a small shop and a couple of restaurants, but no village centre. Colònia de Sant Pere, about 10 minutes away, has a state primary school and a small public health unit. Artà, 20 to 25 minutes inland, has the health centre, secondary school and Tuesday market.

Who buys here

Betlem was built for second homes, and Artà town hall’s tourism website describes it as a residential area used mostly by foreigners who come for the Mediterranean climate. It suits people who put quiet, the sea and walking ahead of shops and nightlife: retired couples, keen walkers and families with a holiday house. With no school, few services and no bus stop, it is a harder base for a family living here all year.

Property

Betlem is a low-density mix of detached houses and small residential complexes on the narrow strip where the hills meet the shore of the Bay of Alcúdia. The stock dates from the 1960s onwards, so expect holiday homes of that period rather than old stone houses; there is no historic core. Es Canons separates it from the Colònia, and the hills behind it lie inside the natural park. Town hall notices say noisy building work here is limited to 10.30 to 13.30 on weekdays in July and August. New planning rules on pools and outdoor water use were given final approval in September 2026.

Questions buyers ask

Where is the Ermita de Betlem?

In the hills some 2 km behind the houses, about 280 metres up, with views over the Bay of Alcúdia. The hermitage was founded in 1805, and you can walk up from the coast or drive up the road from Artà. Betlem itself is the residential area on the shore.

How far are shops, doctors and schools?

Betlem has a small shop. Colònia de Sant Pere, about 10 minutes away, has the CEIP Rosa dels Vents primary school and a public health unit that opens only a few hours on three days a week. The main health centre and the secondary school are in Artà, 20 to 25 minutes away, and for a hospital you go to Manacor, about 35 minutes by car.

Is there a beach?

Only small coves. The shore is mostly rocky, and part of the bank above Cala Mata, the cove in Betlem, collapsed in 2020. The tiny sandy Caló dels Ermitans lies between Betlem and the Colònia, and the long sandy beach of s’Arenal de sa Canova is on the far side of Colònia de Sant Pere.

What are the rules on holiday lets?

You need a tourist licence, and the rules are tightening. Caps that Artà council approved initially in September 2026 would allow at most 160 tourist places in Betlem, restrict holiday lets in flats and put conflicting applications on hold for two years. The numbers may still change before the Consell de Mallorca signs them off, so ask to see the licence of any home you are considering.

Is there a bus stop in Betlem?

No. The nearest is in Colònia de Sant Pere, about 4.5 km away by road, where line 421 runs to Artà for connections towards Manacor and Palma. Shopping, doctors and schools all mean a drive.
