Living here

The municipality of Capdepera covers about 55 square kilometres at Mallorca’s eastern tip, 75 to 90 minutes from Palma. Most of its roughly 13,100 residents live in or around Cala Ratjada, the harbour town, or in Capdepera village, the old castle village with the town hall. It also takes in three small resorts. Beaches and protected coast are the draw, for buyers content to live far from the city.

Capdepera borders Artà to the west and Son Servera to the south. Its coast runs from Cala Mesquida in the north, round the Punta de Capdepera, the island’s easternmost point, where a lighthouse has worked since 1861, and down to the bay of Canyamel in the south. Inland there are low hills, such as the Talaia de Son Jaumell and the Puig de s’Àguila, with farmland between them. In the north, the Cap des Freu nature reserve and the dunes behind Cala Mesquida and Cala Agulla are part of the Llevant natural park, extended in 2023.

The village grew up inside the walls of a castle that King Jaume II ordered in 1300, and Capdepera has been a municipality in its own right since 1858. For a long time people lived from farming and palm-leaf weaving. Tourism changed that from the 1960s. Cala Ratjada grew from a fishing hamlet into a major resort and is now by far the largest settlement, with about 7,160 residents in 2025 against about 3,800 in the village. Canyamel (about 565), Font de sa Cala (about 270) and Cala Mesquida (about 105) are small resorts.

Services are shared between the two main settlements. The town hall and the main public health centre are in Capdepera village, with a smaller health unit in Cala Ratjada, and the public hospital for this part of the island is in Manacor, 30 to 40 minutes away. The village and Cala Ratjada each have a nursery school and a state primary school, CEIP S’Alzinar and CEIP S’Auba, and the one secondary school, IES Capdepera, is on the edge of the village towards Cala Ratjada. The weekly markets are on Wednesday mornings in the village and Saturday mornings in Cala Ratjada.

TIB line 411 runs all year from Cala Ratjada through Capdepera to Artà and Manacor, where you can change for Palma, and from late March to October line 411e runs direct to Palma. The three resorts only have summer buses: 422 to Cala Mesquida, 423 to Font de sa Cala and 424 to Canyamel. Hotel life follows the season across the municipality. In midwinter most of Cala Ratjada’s hotels and many of its shops and restaurants close, so winters on the coast are much quieter than summers.

Who buys here

The population has more than doubled since 1981, from about 5,600 to about 13,100 in 2025, with tourism behind much of the growth. Foreign residents have long been part of the mix: in 2006 about 1,600 Germans were registered, the largest foreign group, and most of Cala Ratjada’s summer visitors still come from Germany. Families and year-round residents are best served by the village or Cala Ratjada, which have the schools and services, while the three resorts suit holiday homes and retirees.

Property

The stock changes from place to place. Capdepera village has old stone townhouses on narrow streets below the castle, under strict old-town planning rules, with newer streets around them. Cala Ratjada mixes early 20th-century summer houses near the harbour, hotels and apartment blocks from the tourism years, and calmer residential edges of houses with pools. Canyamel, Font de sa Cala and Cala Mesquida grew up as resorts, with hotels near the beach and apartments, houses and villas behind; in Canyamel many villas sit on wooded slopes. The protected northern coast stays largely unbuilt. If you plan to let to holidaymakers, check the licence with the town hall before you buy.

How Capdepera breaks down

The village is quieter and more traditional; Cala Ratjada puts the harbour and beaches on foot but gets very busy in summer. Canyamel, Font de sa Cala and Cala Mesquida suit holiday homes and retirees who are happy to drive for most errands.

What health care and schools are there?

How much of the coast is protected?

A good part of the north. The dunes of Cala Mesquida, Cala Moltó and Cala Agulla have been an Area of Special Natural Interest since 1991, and in 2023 the Llevant natural park was extended to take in the Cala Mesquida and Cala Agulla dunes. The town hall credits that protection with keeping building off this stretch.
