Living here

The municipality of Son Servera covers about 42.6 square kilometres in Mallorca’s northeast, from farmland ringed by low hills down to the bay of Son Servera. About 12,400 people are registered here, mostly in the inland town and in Cala Millor. Buyers here usually weigh a working town against a flat by a long beach or a villa among pines, all 70 to 75 minutes from Palma.

Most of the municipality is a basin of farmland ringed by hills. The town sits about 3 km inland at the foot of the Puig de sa Font, and the highest point, Muntanya Grossa (about 370 metres), is on the western edge by Sant Llorenç. The coast runs for about 9 km, from Cap des Pinar to Cala Millor, whose southern part belongs to Sant Llorenç. It is mostly rocky, broken by Cala Millor’s long beach, Cala Bona’s small beaches and a few others such as Sa Marjal, Es Ribell and the cove of Es Rajolí. Part of the wooded Serra de Son Jordi behind Costa dels Pins is protected.

Most year-round services are in the town and are shared by the whole municipality. The town hall is on Plaça de Sant Ignasi. The public health centre on Carrer del Pi Gros has urgent care around the clock, there is a smaller GP unit in Cala Millor, and the public hospital is in Manacor, 20 to 25 minutes away. The municipality’s two state primary schools, CEIP Jaume Fornaris i Taltavull in the town and CEIP Na Penyal in Cala Millor, both feed the state secondary school, IES Puig de sa Font, in the town. The town’s market is held on Friday mornings all year.

All year, bus 412 links Costa dels Pins, Cala Bona, Cala Millor and the town with Manacor, where trains leave for Palma; it runs roughly hourly, less often on Sundays. The direct bus to Palma, the 401, leaves from Cala Millor, and between late March and October the A42 airport bus starts in Cala Bona. The old railway from Manacor to Artà, which had a station in the town and closed in 1977, is now a greenway for walkers and cyclists. There are two golf courses: the Son Servera golf club at Costa dels Pins, founded in 1967, and Pula Golf, beside the road to Capdepera.

Tourism took off in the 1960s and is now the main business, and inland and coast lead different lives. The town is lived in all year, while the coast is busiest from spring to autumn. Most of Cala Millor’s hotels close for the winter, many houses at Costa dels Pins are summer homes and few people are registered at Port Verd, so the seafront is quiet out of season while the town carries on as normal.

Who buys here

About 12,400 people were registered in 2025, roughly twice as many as at the 1991 census. Similar numbers live in and around the town and on the Son Servera side of Cala Millor, about 5,500 and 5,400, with about 1,330 in Cala Bona and fewer than 300 at Costa dels Pins and Port Verd. In 2006 about 2,100 residents were foreign nationals, some 650 of them German. The choice is mostly about way of life: a town house near schools, a beach flat or a villa near the golf.

Property

The town’s oldest streets grew up around the parish church, and planning rules approved in 2014 limited new building in the historic centre to a ground floor and one upper floor. Cala Millor and Cala Bona are mainly hotel and apartment blocks from the 1960s onwards, so flats are the norm. Costa dels Pins has around 250 houses, nearly all detached villas among pines, and Port Verd mostly low-rise houses and small complexes, many from a mid-2000s building boom. Old estates and scattered houses sit among the farmland. The 2014 rules came with a catalogue of protected buildings, so check a home’s status, and in Port Verd its licences.

How Son Servera breaks down

  1. The inland town, about 3 km from the sea, with the town hall, the health centre, a primary school, the secondary school and the Friday market. About 5,500 people are registered in and around the town, and it has a life of its own all year.

  2. The northern part of the east coast’s big beach resort, shared with Sant Llorenç des Cardassar. About 5,400 people are registered on the Son Servera side, where homes are mostly flats among the hotels, with a long sandy beach, a primary school and a GP unit.

  3. A small harbour resort joined to Cala Millor by the seafront promenade, with about 1,330 registered residents. The harbour is run by Ports IB, the beaches are small and man-made, and most homes are apartments.

  4. A residential area just north of Cala Bona that grew quickly in the mid-2000s, with detached houses and small complexes by a rocky shore. Few people are registered here, and licences from that building boom need careful checks.

  5. A villa estate of around 250 houses among pines on the bay’s northern shore, beside the Son Servera golf club. Small beaches, clear water and many summer homes, so it is quiet in winter.

Questions buyers ask

Which places are in the municipality?

The inland town of Son Servera, with the town hall and most year-round services; the northern part of Cala Millor; the harbour resort of Cala Bona; the small residential area of Port Verd, with Port Nou and Port Vell; the villa estate of Costa dels Pins; and the farmland and hills around them. It borders Artà, Capdepera and Sant Llorenç des Cardassar.

Should I buy in the town or on the coast?

The town suits buyers who want shops, schools, the health centre and the Friday market on foot all year, with the beach 5 to 10 minutes away by car. Cala Millor and Cala Bona suit those who want a flat by the sea and accept a quiet winter. Costa dels Pins and Port Verd are quieter still, with more houses and fewer services.

Which places work without a car?

The town, Cala Millor and Cala Bona, for the most part. Bus 412 runs all year, roughly hourly, linking Costa dels Pins, Cala Bona, Cala Millor and the town with Manacor’s hospital and train station, and the 401 runs from Cala Millor to Palma. At Costa dels Pins, Port Verd or in the countryside, a car makes life much easier.

Is it easy to get a holiday-let licence?

No. Flats can no longer be newly registered for holiday lets in Mallorca, and under the 2025 rules the limited new places for houses were sold by the Consell de Mallorca to people who had owned the home for at least three years. In practice, if letting matters, look for a home that already has a licence and have a lawyer check it.
