Living here

Between S’Illot and the Punta de n’Amer headland on Mallorca’s east coast, Sa Coma is a beach resort in the municipality of Sant Llorenç des Cardassar, about 70 minutes' drive from Palma. Around 2,800 people are registered here, and there is a primary school and a health unit behind its long sandy beach. Most buyers want a holiday flat or an easy seaside base.

The resort grew up behind a sandy beach about 900 metres long, which was on the 2026 Blue Flag list. A seafront promenade runs the length of the shore and on to S’Illot, and the main shopping street is one block back. To the north, Punta de n’Amer is an almost flat headland of about 200 hectares, with pines, savin junipers and small dunes, protected since 1985. On it stands a small square fort, built between 1693 and 1696 against pirate raids and restored in 1996, which now houses a small museum. In August 1936 Republican troops landed on the headland in a failed attempt to retake Mallorca.

About 2,800 people were registered as living in Sa Coma in 2025, roughly three in ten of the municipality’s residents. The state primary school, CEIP Punta de n’Amer, is here, along with a public library, a tourist office, the municipal Local Police headquarters and a public health unit that opens on weekdays. For urgent care around the clock you go to the health centre in Son Servera, and Manacor’s public hospital is about 20 minutes away. The Talaiot de na Pol, a prehistoric stone tower, stands in a square in the resort, and from May to October there is an evening market on Wednesdays.

Sa Coma lives mainly from tourism and services, and the beach is at its busiest in the summer months. The town hall says the population keeps growing, largely with people who come to work in services, often in temporary jobs. S’Illot is next door, and Cala Millor, with its long beach and shops, and the harbour town of Porto Cristo are each about 10 minutes by car. The town hall is inland in Sant Llorenç town, but Sa Coma has a branch office open on weekday mornings.

Who buys here

Sa Coma was built as a holiday resort of hotels, apartments and second homes, but it now has a sizeable registered population, and the town hall says much of its growth has come from people who moved here to work in services. It works for buyers from abroad who want a holiday flat or a retirement base within walking distance of a long sandy beach, with a primary school, health unit and an all-year bus close by, and who don’t mind a resort atmosphere in summer.

Property

The town hall dates the first small developments, of no more than two storeys, to the 1940s, but most of Sa Coma went up from the 1980s, when the first hotels, apartments and second homes were built behind the beach. Hotels, apartment blocks and homes sit side by side near the seafront, with quieter residential streets further back. The protected Punta de n’Amer closes the resort off to the north. Ask about the condition of older blocks and community costs, and have the coastal status of any front-line home checked before you buy.

Questions buyers ask

Is Sa Coma joined to Cala Millor?

Not directly. The protected Punta de n’Amer headland lies between them, and the drive round it is about 6 km. Sa Coma is a separate resort in Sant Llorenç des Cardassar, and S’Illot adjoins it to the south.

Is Sa Coma lived in all year?

Yes: the 2025 register counted about 2,800 residents, and the resort keeps a state primary school, a public library and a health unit. It was built for tourism, though, so it is at its busiest in summer, and the Wednesday market runs only from May to October.

How long does the bus to Palma take?

Most trips take about 1 hour 40 minutes. Bus 401 runs all year from Sa Coma to Palma’s Estació Intermodal via S’Illot, Porto Cristo and Manacor, about every half hour in the daytime, with fewer buses on Sundays in winter, and from late March to the end of October the A42 airport bus also stops here.

Which schools serve Sa Coma?

Primary pupils go to CEIP Punta de n’Amer in Sa Coma. Its pupils then move on to the state secondary school, IES Puig de sa Font, in Son Servera, about 10 minutes away by car.

Can a flat here be let to holidaymakers?

Not unless it already has a tourist-rental licence. Since the 2025 rules, flats cannot be newly registered anywhere in Mallorca, and the limited new places the Consell de Mallorca put on sale went only to people who had owned their home for at least three years. Have a lawyer check any licence a seller mentions.
