Living here

Canyamel (Cañamel in Castilian) is a small resort on Mallorca’s east coast in Capdepera, about 12 km by road south of Cala Ratjada. Set in a bay below Cap Vermell, it has a sandy beach, a golf course, the Coves d’Artà and a medieval tower in the valley behind. Think of it as a quiet holiday or retirement home for people happy to be over an hour from Palma.

Canyamel lies at the mouth of a fertile valley, with the wooded hills of the Serra de Son Jordi and Puig Negre on either side running out to the headlands of Cap des Pinar and Cap Vermell. Its name is usually traced to sugar cane (canyamel), grown briefly in the valley in the 15th century. The Torrent de Canyamel flows through the middle and splits the place in two, with a bridge near the beach linking the halves. The southern half has most of the hotels and a pedestrian zone. The northern side, towards Cap Vermell, is mainly villas, with the golf course and the caves.

The beach is about 300 metres of fine, golden-brown sand facing south-east, where the torrent meets the sea. It gets busy in summer, when a concession rents out sun loungers and parasols, and it is exposed to storms: in 2019 the council raised a yellow flag after storms had stripped much of the sand and uncovered rocks in the shallows. Behind the beach, the Estany de Canyamel is a small protected wetland, about 500 metres long, with boardwalks. Ducks, coots and herons live there, between the houses on one bank and the golf course on the other.

About 3 km inland, the Torre de Canyamel is a fortified tower from the 13th century, 23 metres high, built as a refuge from pirate raids. It is now a small museum, and in summer it hosts concerts and an international piano festival. The Coves d’Artà, a large show cave in the cliffs of Cap Vermell, are open all year, with guided tours of 35 to 40 minutes. Canyamel Golf, an 18-hole course opened in 1988 on the slopes of Puig Negre, is open almost every day of the year, and a half-hour walk from the course climbs to the prehistoric settlement of Es Claper des Gegants.

For daily needs there are a pharmacy, a couple of supermarkets and a cash machine. Almost everything else means a drive. Capdepera village, about 15 minutes away, has the public health centre, a state primary school and a Wednesday market. Cala Ratjada, 15 to 20 minutes north, has a second primary school, a health unit, a harbour and a Saturday market, and Artà’s Tuesday market is about 15 minutes inland. Canyamel is above all a summer place. The head of the local hotel association has said that winter tourism does not work in this area, despite years of trying, so hotel life follows the season and winters are quiet.

Who buys here

About 565 people were registered here in 2025, up from about 100 in 1991: roughly 430 in the main village, 95 on the Sa Costa de Canyamel hillside estate and under 40 at Canyamel Coves, near the caves. Nearby Cala Ratjada is popular with German holidaymakers. Buyers can choose between villas near the golf course, houses on the Sa Costa hillside and apartments close to the beach. With no school or public health centre, it works better for couples and retirees than for families with school-age children.

Property

Canyamel grew up as a holiday resort, and there is no old village core. The streets behind the beach mix hotels, apartments and houses. North of the torrent, towards Cap Vermell and the golf course, villas sit on wooded slopes. To the south, Sa Costa de Canyamel is a hillside estate of mostly detached houses, many with private pools. Inland, the valley around the Torre de Canyamel is still farmed. Building on the hills has been contested: a large luxury resort on a hillside above the village, opened in 2016, drew protests from residents and environmentalists while it was being built.

Questions buyers ask

Which municipality is Canyamel in?

Capdepera. The municipality also includes Capdepera village, where the town hall is, Cala Ratjada, Font de sa Cala and Cala Mesquida.

Is Canyamel a year-round place?

No. It is a summer resort first. Only about 565 people were registered as residents in 2025, the bus runs only from late March to October, and hotel life follows the summer season. For most errands, residents drive to Capdepera village or Cala Ratjada.

Where are the nearest doctors and schools?

There is a pharmacy in Canyamel. The public health centre is in Capdepera village, with a smaller unit in Cala Ratjada, and the area’s public hospital is in Manacor, about 30 to 35 minutes away. The state primary schools are CEIP S’Alzinar in Capdepera and CEIP S’Auba in Cala Ratjada, and the secondary school, IES Capdepera, is on the edge of Capdepera towards Cala Ratjada.

Is there a flood risk?

Yes, close to the torrent. In the flash floods of October 2018, which hit Sant Llorenç hardest, water in Canyamel damaged homes and swept away cars along the torrent, and the road to Artà was still closed more than a week later. Check any property near the torrent against the official Balearic flood maps before buying.

Is there a bus to Canyamel?

Only in season. Canyamel’s one bus stop is served by TIB line 424, a summer route between Cala Ratjada and Porto Cristo that runs from late March to October. The rest of the year you need a car, and Palma is about 80 km away, roughly 75 to 80 minutes' drive.
