Living here

Sant Llorenç des Cardassar is an inland town in Mallorca’s northeast, off the Ma-15 between Manacor and Artà and about 65 minutes' drive from Palma. About 3,850 people are registered here, with a Thursday market, a primary school and a health unit, and the beaches at Sa Coma and Cala Millor are 15 to 20 minutes away. Its buyers want ordinary local life, with the east coast within easy reach.

The town sits among the low hills of the Serres de Llevant, with the Serra de Calicant close by and pine and holm oak woods on the slopes. It grew up around its church: in the 16th century there were about forty houses here, and many people lived out on the farms and estates. For centuries Sant Llorenç belonged to Manacor. It became a municipality of its own on 3 July 1892, and a parish of its own in 1913. Until the 1960s people lived from farming, livestock, carpentry and embroidery. Since then tourism and building work on the coast have taken over.

The parish church on Plaça de l’Església goes back to the 13th century, but its present form comes mainly from early 20th-century work by Guillem Forteza. Inside are a Romanesque image of the Mare de Déu Trobada and a small parish museum. Several 18th- and 19th-century windmills stand among the houses, and the Pou Vell, the old public well, has been restored. A market fills Carrer Major and the church square on Thursday mornings. Sant Antoni in January brings devils and bonfires, the Sant Joan Pelut dance is performed on 24 June, and the patron’s festival fills the second week of August, with the main mass on 10 August.

The public health unit on Plaça del Pou Vell opens from 8am to 3pm on weekdays, and until 8pm on Tuesdays and Thursdays. Out of hours, urgent care is at the Llevant health centre in Son Servera, 10 to 15 minutes away, and the nearest hospital is in Manacor, about 15. The state primary school, CEIP Mestre Guillem Galmés, is here, and there is a nursery in Ca ses Monges, where nuns ran a school and a dispensary from 1866 to 1986. Secondary pupils go to IES Llorenç Garcias i Font in Artà. The old railway station, closed in 1977, now lies on the greenway that follows the former line.

On 9 October 2018 more than 200 litres of rain fell on every square metre in a few hours, and the torrent that crosses the town burst its banks, sweeping away cars and flooding homes. Thirteen people died across the area. According to the technicians behind the rebuild, the bypass acted as a dam where it crosses the torrent de ses Planes and sent the water towards the centre. The Consell de Mallorca is rebuilding that crossing with ten openings under the road instead of four, and reinforced walls along the channel. The bypass has been closed to traffic since April 2026 and is due to reopen early in 2027.

Who buys here

Sant Llorenç is a working town, and its people, the llorencins, follow a year-round calendar of school, market and village festes. Buyers who choose it over the resorts on its coast usually want shops, the primary school and the health unit on foot, an old town house to restore or a country house among the farms, and Manacor, Artà and the beaches all within about 15 to 20 minutes.

The town grew from four original streets: Carrer Major, Carrer del Pou, Carrer de Santa Maria de Bellver and the Carrerillo. In the centre, expect mainly older town houses, with old windmills among them, and newer streets towards the edges, as the town has kept growing. Out in the countryside, the municipality already had about seventy estates in the 16th century, and farmhouses and country homes are scattered across the farmland and wooded hills. Is Sant Llorenç still at risk of flooding?

Some risk remains near the torrent. The bypass crossing that held back the water in 2018 is being rebuilt with ten openings instead of four and should reopen to traffic early in 2027, and the town hall clears its main torrents under a regular maintenance plan. Check any property close to the torrent against the official Balearic flood maps before you buy.

How far is the nearest beach?

The municipality reaches the sea at Sa Coma, part of Cala Millor and part of S’Illot, all about 15 to 20 minutes by car. Sant Llorenç shares Cala Millor with Son Servera.

Can I reach Palma by public transport?

Yes, with a change. Buses 411 and 412 run all year from Sant Llorenç to Manacor, stopping at the hospital and the train station, and trains run from Manacor to Palma. Line 412 also links the town with Son Servera and Cala Millor.

Is there a secondary school in the town?

No. The town has a state primary school, CEIP Mestre Guillem Galmés, and a nursery for younger children, but at secondary age pupils move on to IES Llorenç Garcias i Font in Artà, about 15 to 20 minutes away.
