Living here

On Mallorca’s east coast, just south of Cala Ratjada, Font de sa Cala is a small beach resort in the municipality of Capdepera, named after a freshwater spring. Its hotels stand between two second-home estates, around a short sandy beach with calm, shallow water. It works as a quiet beach base, with Capdepera and Cala Ratjada close by, for buyers who accept being well over an hour from Palma.

The place takes its name from a freshwater spring just inland of the beach, and more fresh water flows into the bay under the sea, so the water nearby is cooler and less salty. The beach is about 100 metres long, set between low rocks, with pines on terraces at one end. It used to be pebbly until a regeneration scheme enlarged it and covered it with fine sand. The water is calm and shallow, with a sandy bottom that makes it easy to wade in, but the bay is open to the east and strong easterly winds can make the sea rough.

Several hotels stand around the beach, and in season there are lifeguards, sun loungers and parasols for hire and a beach bar. Parking close to the sand is scarce, and the beach gets very crowded in high summer. With only about 270 registered residents, life follows the hotel season, and winters are very quiet. There are a couple of supermarkets for basics, but for a doctor, schools or bigger shops residents go to Capdepera village or Cala Ratjada.

Capdepera village, with the town hall, the health centre and a Wednesday market, is about 5 to 10 minutes away by car. Cala Ratjada, with its harbour, a health unit and a Saturday market, is about 10 minutes. From late March to October, bus line 423 runs from a stop beside the beach to Cala Ratjada, calling on the eastern edge of Capdepera village. Out of season you need a car. Canyamel, with its golf course and the Coves d’Artà, is 15 to 20 minutes' drive to the south.

Who buys here

About 270 people were registered here in 2025, with roughly another 150 in neighbouring Cala Provençals (es Provençals) and under 70 in Es Carregador. Locals, foreign residents, hotel guests and many Germans share the beach. The typical buyer wants a holiday or retirement home a short walk from a calm beach, with Cala Ratjada’s harbour and shops close by. Families can manage, but the nearest schools are in Capdepera and Cala Ratjada.

Property

Font de sa Cala is a resort of hotels and second homes. The hotels stand close to the beach, between two estates built largely as second homes: Cala Provençals to the south and Es Carregador to the north. Homes for sale range from flats in residential complexes to terraced and semi-detached houses and detached villas. A holiday-rental licence matters if you plan to let, so confirm the property has one before you buy.

Questions buyers ask

Why does the sea feel cooler at Font de sa Cala?

Fresh water. The place is named after a freshwater spring just inland of the beach, and more fresh water flows into the bay under the sea, so the water around it is cooler and less salty.

What happens out of season?

Very little. The hotels depend on the summer and the local bus stops running at the end of October, so most errands mean a drive to Capdepera or Cala Ratjada.

What about schools and doctors?

Both mean a short drive. Capdepera village has the public health centre and the CEIP S’Alzinar primary school, Cala Ratjada a smaller health unit and CEIP S’Auba, and IES Capdepera is the secondary school. For a hospital, Manacor is about 35 minutes away.

Can I manage without a car?

It is hard. From late March to October, bus line 423 runs from beside the beach to Cala Ratjada, stopping on the eastern edge of Capdepera. The rest of the year the nearest bus stop is on that eastern edge of Capdepera, about 3 km away on foot, served by line 411 between Cala Ratjada and Manacor.
