Living here

s’Arenal is the resort town at the eastern end of Platja de Palma (Playa de Palma), split by a stream between the municipalities of Palma and Llucmajor. Home to about 17,400 people, with a marina, schools and markets, it is about 25 minutes from Palma’s old town and 15 to 20 from the airport. It suits buyers who want a flat by a long sandy beach and can live with a busy summer.

The Torrent des Jueus, a stream that is dry most of the year, cuts s’Arenal in two. The northern part belongs to Palma; the southern part, with the marina and the original village, belongs to Llucmajor. The place began in the late 19th century as a small cluster of houses, many of them summer homes, near a sheltered inlet used by fishermen. A railway from Palma arrived in the 1910s and closed in 1964. It became a summer resort in the 1940s and tourism began around 1950. Most of the small hotels went up in the 1960s, and by 1980 it had the largest concentration of hotels on Mallorca.

The beach is the main draw. Platja de Palma runs about 4.5 km north-west from here to Can Pastilla, with a promenade along its whole length. Its beach sections, the balnearios, are numbered from 1 at s’Arenal. The Llucmajor side has only a short stretch of sand, between the torrent and the Club Nàutic s’Arenal, a marina with a sailing school and a boatyard. South of the marina a seafront path of about 3 km follows the rocky shore past small coves to Son Verí Nou and Cala Blava, and from the marina southwards the water lies within the Bay of Palma marine reserve.

s’Arenal has a large year-round population. In 2025 about 10,200 people were registered on the Llucmajor side and about 7,200 on the Palma side. The Llucmajor side has the Trencadors health centre, with a round-the-clock service, a municipal library and a produce market in the Plaça Major from Tuesday to Saturday mornings, which spreads into the nearby streets with clothes and other goods on Thursdays. The Palma side has its own basic health unit. There are several supermarkets and pharmacies on both sides, and Son Llàtzer, the public hospital serving both sides, is about 15 minutes away.

The resort is busiest in summer, when the hotels fill and the Ballermann party strip around Balneario 6, on the Palma side, draws big crowds. The town’s fiestas, for its patron Sant Cristòfol, are held in July. Buses run all year: Palma’s city lines 23 and 25 go to the centre and the A2 to the airport, and the island’s TIB buses run to Palma’s intermodal station (504) and to the airport and Llucmajor town (A51). The German school, Eurocampus, is at La Porciúncula in Palma, about 5 minutes away.

Who buys here

s’Arenal suits buyers who want a flat near a long sandy beach, with Palma and the airport close by and a proper town around them all year. Commuters and frequent flyers are well placed, and second-home owners can be at the door soon after landing. It works for people who enjoy a lively resort on the doorstep, and less well for anyone looking for peace and quiet in July and August.

Property

Most homes are flats. Cadastral records show that most were built between the 1960s and the 1980s, when the resort grew fastest, with hotels along the seafront and in the streets just behind it. Older houses from the first half of the 20th century, when s’Arenal was a summer village, survive among the blocks near the beach, especially on the Llucmajor side, where the village began. Houses built since 1980 are mostly on the Palma side, away from the beach towards Ses Cadenes. Far fewer homes have been built since 2000 than in the boom decades.

Questions buyers ask

Is s’Arenal in Palma or Llucmajor?

Both. The Torrent des Jueus is the boundary: the northern part, with about 7,200 registered residents in 2025, is in Palma, and the southern part around the marina, with about 10,200, is in Llucmajor. Which side a home is on decides which town hall handles its planning, local taxes and rubbish collection, and which holiday-rental rules apply.

How close is the Ballermann party strip?

The best-known stretch, around Balneario 6, is on the Palma side, roughly 1.5 km north-west of the Torrent des Jueus along the beach. In 2020 the Balearic Government brought in a decree against excess tourism that covers Platja de Palma and some streets in s’Arenal. Visit on a summer night before you buy.

Can I rent my home out to holidaymakers?

It depends on the side. Holiday lets in flats are banned in Palma, and in May 2026 the council gave final approval to extending the ban on new holiday rentals to houses too. On the Llucmajor side, the island zoning drawn up in 2018 treated s’Arenal as a saturated area and allowed only limited lets of houses, not flats. Rules change, so check a property’s licence and the current position with the town hall before you buy.

Which schools serve s’Arenal?

On the Llucmajor side there are CEIP Son Verí and CEIP S’Algar, both state infant and primary schools, IES s’Arenal for secondary, a municipal nursery and a state-funded private school; the Palma side has a state primary, CEIP Els Tamarells. Eurocampus, the German school, is about 5 minutes away, and most British-curriculum schools are 25 to 30 minutes away in western Palma and Calvià.

Do I need a car in s’Arenal?

Less than in the estates further along the Llucmajor coast. Shops, schools, the health centre and the beach are close together, and buses run all year to central Palma and the airport. A new railway from Palma via the airport to Llucmajor, with a stop for Platja de Palma and s’Arenal, has been approved, but trains are not expected before around 2032.
