Living here

S’Estanyol and Cala Pi are two small settlements on Llucmajor’s south coast, looking out to the open sea and Cabrera rather than the Bay of Palma. S’Estanyol is a long-established summer village with a yacht club; Cala Pi is an estate laid out around 1970 beside a narrow sandy cove. They suit buyers who want quiet and the sea close by, about 45 to 50 minutes from Palma.

The two places lie about 6 km apart on a rocky stretch of coast, with the Vallgornera estates in between. S’Estanyol (in full, S’Estanyol de Migjorn) takes its name from a small pond that forms where the Torrent de Garonda meets the sea. By road the two are 20 to 25 minutes apart, and each has its own way north: from S’Estanyol the Ma-6015 runs inland to Llucmajor town, while from Cala Pi the Ma-6014 heads up towards s’Arenal and the Ma-19 motorway.

S’Estanyol grew in the early 20th century, when well-off Llucmajor families built summer houses on land from the Son Fideu estate, where there had been only a few fishermen’s huts. Two planned estates were approved in 1968 and 1973: Son Reiners, which takes in the old core, and Son Bieló. About 650 people are registered here. The main focus is the Club Nàutic s’Estanyol, founded in 1970, with 268 berths, sailing courses and a fishing school. There is a supermarket near the marina, a 1970s parish church of Sant Jaume and a late-afternoon market in Plaça del Pescador from July to September. Mains water and sewerage only arrived in 2010.

Around S’Estanyol the shore is mostly low rock. Its beach is a stretch of sand and pebbles at the mouth of the Torrent de Garonda, beside the open land of s’Estalella. A coastal path leads west past the s’Estalella lighthouse and a watchtower built in 1577. Undeveloped stretches around s’Estalella and west of Cala Pi belong to the Cap Enderrocat and Cap Blanc Natura 2000 site, and the sea off both places lies in the Migjorn de Mallorca marine reserve, created in 2002. Es Trenc, a sandy beach about 3 km long in neighbouring Campos, starts about 15 minutes' drive east.

Cala Pi is a narrow inlet about 400 metres long between cliffs some 30 metres high. Its fine-sand beach, reached down a long flight of steps, has no sunbed hire. Fishermen’s boat huts and slipways from 1954 line the western side, and as one of the few natural shelters on this coast the cove draws anchored boats. A watchtower completed in 1663 stands on the eastern point, with talaiotic remains and a prehistoric burial cave close by. The estate lies on the eastern side; with Vallgornera and Es Pas it counts about 400 registered residents. Capocorb Vell, a talaiotic village open to visitors, is about 5 km north by road.

Who buys here

S’Estanyol began as a summer village for Llucmajor families, and both places are still largely second homes. S’Estanyol’s registered population has roughly tripled since 2000, so more people now live there all year. The area suits boat owners, walkers and anyone who wants a quiet house near the sea and doesn’t need to be in Palma every day.

Property

Most buildings in both places are single-family houses, but many homes are in buildings with several dwellings, from small blocks to a few larger complexes. S’Estanyol keeps a small core of older summer houses; most homes went up from the 1970s onwards, peaking in the 1980s, and its larger complexes date from 1985 to 2008. Cala Pi was built up mainly from the 1980s, with two larger complexes from 1998 and 2003. The Consell de Mallorca’s tourism plan (PIAT, in force since 2020) classes both as mainly second-home areas where no new building land for housing or tourism may be added. Check any holiday-let licence before buying.

Questions buyers ask

How far apart are S’Estanyol and Cala Pi?

About 6 km along the coast, but 20 to 25 minutes by car. Vallgornera and Es Pas lie between them, and all are in the municipality of Llucmajor: S’Estanyol is a village with a yacht club, and Cala Pi a residential estate beside its cove.

What are the beaches like?

Small. Cala Pi’s fine-sand cove, at the foot of a long flight of steps, is the main beach on this stretch and has no sunbed hire. S’Estanyol has a sand-and-pebble beach and rocky spots along the shore, and for a long sandy beach, Es Trenc is about 15 minutes' drive east.

Can I keep a boat here?

At S’Estanyol, the yacht club (Club Nàutic s’Estanyol) has 268 berths, a crane for boats up to 12.5 tonnes and a fuel station, so ask the club about a berth. Cala Pi has traditional boat huts and slipways, and boats often anchor in the cove.

Is there a bus to Palma?

From S’Estanyol, TIB line 508 runs all year to Llucmajor, Son Llàtzer hospital and Palma’s intermodal station, and east to Sa Ràpita. Cala Pi has a seasonal bus, line 505, to Tolleric, where line 504 continues to Palma. For daily life, though, you will want a car.

Where are the nearest doctor, hospital and schools?

Llucmajor town, about 20 minutes from S’Estanyol and 30 to 35 from Cala Pi, has a 24-hour health centre, state primary and secondary schools and several state-funded private schools; Trencadors in s’Arenal, also open 24 hours, is about 30 minutes from Cala Pi. On the Balearic health map the eastern side of S’Estanyol falls in the Campos health zone, so check which centre an address is assigned to. Son Llàtzer in Palma, 35 to 45 minutes away, is the nearest public hospital.
