Living here

Puig de Ros and Es Pas de Vallgornera are two separate residential estates on the Llucmajor coast, about 25 km apart. Puig de Ros, a modern estate of about 1,700 residents, sits on the cliff-top plateau 30 minutes from Palma and 20 from the airport. Es Pas is a small, quiet villa estate on the south coast near Cala Pi, for buyers who want space and the sea.

Puig de Ros (Puigderrós in Catalan) stands on the cliff-top plateau on the eastern side of the Bay of Palma, roughly 100 metres up, with Maioris to the north and Sa Torre to the south. It was built on land from the Puigderrós de Baix estate, split off before the 15th century from a farm named after Bernat Puigderrós, who bought it in 1369. Es Pas de Vallgornera is a long way off, about 25 km by road, on the island’s south coast between Cala Pi and S’Estanyol.

Puig de Ros is mainly residential, with streets named after birds and 1,728 registered residents in 2025, up from 1,130 in 2010. Near the bus stop there is a supermarket, a pharmacy and a café. CEIP Urbanitzacions, the state infant and primary school, stands on the Sa Torre side of the estate. Golf Maioris, an 18-hole course from 2006, lies just inland across the main road, on another part of the old estate. West of the houses, the cliff edge is a protected Natura 2000 area, and the Davallador des Carros, a path down to rocks and clear water, is about 20 minutes away on foot.

For most other things you go a few minutes up or down the coast. Badia Gran, 5 to 10 minutes south, has a weekday health unit and a Saturday market, and neighbouring Maioris has a shopping centre and a Wednesday market. About 10 minutes north, s’Arenal has the 24-hour Trencadors health centre, the A51 airport bus and the sand of Platja de Palma. TIB bus 504 stops here all year on its way between Tolleric, s’Arenal and Palma’s intermodal station. A large hotel complex stands on the Maioris side of the estate.

Es Pas de Vallgornera (es Pas in official statistics) is much smaller, with 91 registered residents in 2025. Its streets, most named after painters, run down to a rocky shore just east of the Vallgornera estate. Beneath them lies the Cova des Pas de Vallgornera, found in 1968 by a worker digging a cesspit for a hotel. With more than 67 km of mapped passages it is the longest known cave in the Balearics; it is protected and closed to the public. There are no shops. Cala Pi, about 10 minutes by car, has a couple of supermarkets and a sandy cove, and Llucmajor town is about 30 minutes away.

Who buys here

Puig de Ros suits people who want a fairly new home with a pool, a supermarket and a bus stop within walking distance, and Palma and the airport close by: commuters, families with young children and golfers. Es Pas suits a different buyer, usually after a detached villa near the sea and happy to drive for almost everything. The coast around Cala Pi, Es Pas and Vallgornera is mainly a place of second homes.

Property

Building in Puig de Ros only began around 2000, making it one of the newest estates on this coast; most homes date from the 2000s, with a few added in the 2020s. Rows of semi-detached houses, most with a small private pool, fill its middle, apartment complexes with shared pools line the inland side, and most detached villas are on the streets nearest the cliffs. Es Pas is mostly detached villas with pools among pines and scrub, with many empty plots. Some houses date from the late 1960s to the 1990s, but most went up in the 2000s and 2010s, including a few apartment complexes, the largest beside the sea.

Questions buyers ask

Are Puig de Ros and Es Pas close to each other?

No. They share this page and the municipality of Llucmajor, but they are about 25 km apart by road, roughly 35 minutes' drive. Puig de Ros is on the cliffs above the Bay of Palma, between Maioris and Sa Torre; Es Pas is on the south coast, just east of Cala Pi.

Where is the nearest beach?

Neither place has a sandy beach of its own. From Puig de Ros, the Davallador des Carros path drops below cliffs of up to about 90 metres to rocks and clear water, with a small sandy beach, Cala Vella, close by. Es Pas has a rocky shore; the nearest sand is Cala Pi’s cove, about 10 minutes by car and at the bottom of a long staircase.

Could I manage without a car?

In Puig de Ros, daily shopping is manageable on foot: the supermarket and pharmacy are within walking distance, bus 504 runs to Palma all year, and the A51 to the airport can be caught in s’Arenal. For most other things a car helps. In Es Pas, no. There are no shops or bus stops; the nearest stop is at Cala Pi, served only from late February to October by line 505, which connects with the 504 at Tolleric.

Is there a doctor nearby?

Not in either estate. From Puig de Ros, Badia Gran’s weekday health unit is 5 to 10 minutes away and the 24-hour Trencadors centre in s’Arenal about 10; from Es Pas, the nearest is Llucmajor town’s 24-hour health centre, about 30 minutes by car. Son Llàtzer in Palma is the public hospital for both, 20 to 25 minutes from Puig de Ros and about 45 from Es Pas.

What about schools?

Puig de Ros has its own state infant and primary school, CEIP Urbanitzacions, on the Sa Torre side, and Badia Gran has another, CEIP Badies. For secondary, IES s’Arenal is about 10 minutes by car. Families in Es Pas face a drive of about 30 minutes to Llucmajor town, which has state primary schools and IES Llucmajor.
