Living here

The municipality of Alcúdia covers about 60 square kilometres in the north of Mallorca, on and around the peninsula between the bays of Pollença and Alcúdia. Most of its roughly 22,000 residents live in and around the walled old town, in Port d’Alcúdia and the beach resort south of it, or in quieter seaside areas on both bays. The sea, boats and services that run all year are the draw, 50 to 60 minutes from Palma.

On land, Alcúdia borders Pollença, sa Pobla and Muro. The Bay of Pollença lies to the north, the Bay of Alcúdia to the south. The north-east is hill country: the pine-covered Victòria peninsula runs out to Cap des Pinar, and the Talaia d’Alcúdia, the highest point, reaches 445 metres. Large areas outside the built-up zones are protected, including la Victòria, Punta de Manresa, the s’Albufereta reserve on the Pollença boundary and part of the s’Albufera natural park in the south.

The register counted about 22,000 people in 2025, most of them in Port d’Alcúdia and Platja d’Alcúdia, together home to more than 12,000, or in the old town, with nearly 8,000. Several hundred each live in Marina Manresa, in Mal Pas and Bonaire, and in the countryside around Son Fe. The old town is the administrative centre, with the town hall on Carrer Major and the Es Safrà health centre just outside the walls. The port has a weekday GP unit and a second town hall office. Several state primary schools serve the municipality, plus two state secondary schools: IES Moll Vell in the port and IES Alcúdia, where pupils from both go on to the Batxillerat (sixth form).

A short stretch of ordinary road towards sa Pobla joins the Ma-13 motorway to Inca and Palma. Palma is 50 to 60 minutes away and the airport 55 to 60. The Ma-12 follows the Bay of Alcúdia south towards Can Picafort, and the Ma-2220 runs round the Bay of Pollença to Port de Pollença. TIB bus 302 links the old town and the port with Palma all year, line 322 runs to Pollença, and there is an airport bus all year, though the line changes with the season. The nearest train station is in sa Pobla, and ferries sail from the port to Menorca.

Tourism has been the main source of work since the mid-20th century, and most hotels are in the port and Platja d’Alcúdia. In winter the resorts go quiet and many restaurants around the marina close, while the old town keeps its Tuesday and Sunday market and the port its Friday one. Summer brings crowds and parking trouble, and since 15 June 2026 green bays across the municipality have been reserved for registered residents. Industry is part of the picture too: the commercial port handles cargo ships as well as ferries, and the Es Murterar power station stands inland beside s’Albufera.

Who buys here

Alcúdia has had a large foreign community for many years. In 2022 more than 5,000 of its roughly 20,700 registered residents were foreign nationals, with Italian, British and German residents among them. Each area suits a different buyer: the old town for couples, retirees and families who want to walk to services, flats near the beach and the marina for holiday-home and boat owners, and Alcanada or the Bay of Pollença shore for a house with a garden.

Property

Inside the walls are townhouses and old manor houses in a listed historic ensemble with its own rules on building heights. The port and Platja d’Alcúdia are mostly flats, many in blocks from the tourism boom of the 1960s to the 1980s, along with a few very large apartment complexes. Houses fill the quieter areas: Alcanada and Es Barcarès grew from early summer colonies, and Mal Pas was laid out as an estate in 1964. Inland, around Son Fe, lie most of the old country estates. Planning still rests on the Normes Subsidiàries, amended piece by piece, so check what a property allows, and any holiday-let licence, before you buy.

How Alcúdia breaks down

  1. The walled medieval town and administrative heart, with the town hall, the Es Safrà health centre, the library and the Tuesday and Sunday market. Nearly 8,000 people live here, in townhouses inside the listed walls and in newer streets outside them, with Roman Pollentia just to the south.

  2. The harbour district on the Bay of Alcúdia, about 2.5 km from the old town, with the marina, the fishing quay, ferries to Menorca and the start of the long beach. Just over 5,000 residents, many in flats, with a weekday GP unit and a town hall office.

  3. The strip of hotels and apartment blocks that runs south from the port along a gently shelving sandy beach, with two lagoons and s’Albufera behind. More than 7,000 people are registered here, but it is built around tourism and has no GP unit or town hall office of its own.

  4. A small, quiet area of houses 2 to 3 km east of the port’s centre, grown from a 1930s summer colony, with a pine-shaded pebble beach, a lighthouse on an islet and an 18-hole golf course. Still known as a summer place, with a bus only from May to October.

  5. Low-rise houses on the Bay of Pollença about a kilometre north of the old town, grown from an early 20th-century summer colony. Small beaches and rocky coves, strict rules on plots and heights in the old cores, and an all-year bus on the main road.

  6. Detached houses and villas with gardens on the north shore of the Victòria peninsula, laid out from the 1960s, with the Marina de Bonaire, two small sandy beaches and protected pine hills behind. Around 700 residents; services are in the old town, about 10 minutes away by car.

Everyday care is at the Es Safrà health centre in the old town and a weekday GP unit in the port. Several state primary schools are spread across the old town and the port, and there are two state secondary schools, IES Alcúdia and IES Moll Vell.

How far can I get by bus?

From the old town and the port, quite far. Bus 302 runs all year to Palma, line 322 to Port de Pollença and Pollença, and an airport bus serves the port all year: the A32 from late March to October and the A33 in winter. Alcanada and Mal Pas have a bus only from May to October, and the nearest train station is in sa Pobla.

Is parking a problem?

In summer, yes, especially around the port. Since 15 June 2026 green bays across the municipality have been reserved for residents, including 200 in the port’s main car park on Carrer Teodor Canet, and the town hall plans to take the total to about 2,000. The resident’s sticker is free and goes to people registered in Alcúdia.
