Living here

Platja d’Alcúdia (Playa de Alcudia) is the strip of hotels and homes that runs south from Port d’Alcúdia along a long, gently shelving sandy beach, with two lagoons and the s’Albufera wetlands behind it. More than 7,000 people are registered here, and Palma is 50 to 55 minutes away. Buy here if you want the sand on your doorstep.

The resort begins at the seafront promenade of Port d’Alcúdia and runs south along the Bay of Alcúdia to the boundary with Playa de Muro, where the same beach carries on. Within Alcúdia the beach is some 3.4 km of fine, pale sand that shelves very gently into calm, clear water. The liveliest stretch runs from the promenade to Ciutat Blanca, where a canal divides the beach, and further south the shore feels more natural. There are beach bars, cafés, showers and toilets, and a free entertainment programme for adults and children runs from June to September.

Behind the hotels and the Ma-12 coast road lie two lagoons. The larger, Estany des Ponts, is better known by the name it was given when mass tourism arrived, Lago Esperanza. About a kilometre long and mostly shallow, it was once an arm of the sea and is still linked by channels to the bay and to s’Albufera. Hotels and holiday complexes now line much of its shore. The smaller Lago Menor lies further north, and the almost treeless Puig de Sant Martí, 264 m high, rises to the west. Just to the south is the s’Albufera natural park, the largest wetland in the Balearics and a favourite with birdwatchers.

In the official register Platja d’Alcúdia has more than 7,000 residents, more than the port, and around 2,700 of them are foreign nationals. Still, the place is built around tourism: hotels, apartment complexes and restaurants line the coast road, and most bus lines along it run only from spring to autumn. There are supermarkets and pharmacies, but no public health unit or weekly market, and the town hall’s offices are in the old town and the port. For a doctor, the padró or a market, go to Port d’Alcúdia, with its weekday GP unit, the Seu des Moll office and a Friday market, or to the old town.

The Ma-12 runs the length of the resort, north to the port and south towards Can Picafort, and Avinguda de Pere Mas i Reus leads inland towards the Ma-13 for Inca and Palma. Bus 302 runs all year from stops such as Ciutat Blanca and Estany dels Ponts to Palma via Inca. From spring to autumn other lines add Cala Rajada, the train station in sa Pobla and the airport, but in winter the airport bus leaves from Port d’Alcúdia. Just over the boundary in Playa de Muro, a private hospital is open around the clock and has an emergency department.

Who buys here

The natural buyer wants the beach close by: a flat a short walk from the sand, as a holiday home or for the warmer months, or a house near the lagoons. The gently shelving water suits families, and walkers, cyclists and birdwatchers have the lagoons and s’Albufera close at hand. Thousands of people are registered as living here too, in a municipality where tourism is the main source of work. If you want a town that stays busy in winter, the old town may suit you better.

Property

Most homes are flats, in blocks along and behind the coast road and in a few very large apartment complexes inland, three of them with more than 200 units each. Cadastre records date most of the stock to the 1970s and 1980s, with a smaller wave in the 2000s, so look closely at how well any block has been kept up. There are also single-family houses, mostly in small clusters, for example around Lago Menor and between Lago Esperanza and the sea. Hotels and holiday apartment complexes stand among the homes. Letting to holidaymakers needs a licence, so check the status of any property before you buy.

How is Platja d’Alcúdia different from Port d’Alcúdia?

Both are in the municipality of Alcúdia. The port is the harbour district, with the marina, the ferries, a GP unit and a town hall office. Platja d’Alcúdia is the strip of hotels and homes that continues south from the port’s seafront promenade along the beach to the boundary with Playa de Muro.

Is Ciudad Blanca another name for Platja d’Alcúdia?

Broadly, yes. Ciudad Blanca was a tourist development begun in Alcúdia in the early 1960s, with apartments designed by the architect Francisco Javier Sáenz de Oíza, and its Catalan form, Ciutat Blanca, survives on bus stops and the taxi rank. A nomenclature of Balearic place names published by the University of the Balearic Islands recommends Platja d’Alcúdia instead.

Where would I see a doctor?

There is no public health unit in the resort itself. The nearest is the GP unit in Port d’Alcúdia, open on weekdays from 8:00 to 15:00, and the main health centre, Es Safrà, is in the old town. The public hospital is in Inca, about 25 minutes away, and a private hospital with an emergency department is just over the boundary in Playa de Muro.

Which buses run from here?

Line 302 runs all year from Ciutat Blanca and nearby stops to Palma via Inca. The airport bus A32 stops here from late March to the end of October, and from November to late March the winter airport line, A33, starts from Port d’Alcúdia.

Is Lago Esperanza a natural lake?

Yes. Its local name is Estany des Ponts, and it is a shallow lagoon that was once an arm of the sea near s’Albufera. Channels still link it to the bay and to the natural park, though hotels and holiday complexes now surround much of it.
