Living here

Es Barcarès and its neighbours, from sa Marina to Manresa (Marina Manresa), form a quiet, low-rise stretch of houses on the Bay of Pollença, starting about a kilometre north of Alcúdia’s walled old town. Small beaches and rocky coves line the shore. Homes here sit close to the water, with the old town 5 to 10 minutes away by car and Palma 55 to 60.

From the southern shore of the Bay of Pollença, Es Barcarès looks north across the water to the Formentor peninsula. It began as a summer colony in the first decade of the 20th century. In 1966 Alcúdia’s town plan set out its development and extended the name to the neighbouring areas of sa Marina and es Corral d’en Bennasser to the west and es Morer Vermell to the east. Further east lies the urbanisation of Manresa. Close to 800 people were registered in 2025 in the locality that official statistics call Marina Manresa, so this is more than a summer place.

The shore is a run of small beaches and rocky coves rather than wide sand. Platja des Barcarès and Platja des Morer Vermell lie along it, and at Es Barcarès a breakwater shelters a small refuge for boats. West of sa Marina, at Can Cap de Bou, the wind draws sailors, windsurfers and kitesurfers to the edge of s’Albufereta, a wetland shared with Pollença that was declared a nature reserve in 2001. Next to Manresa, the Punta de Manresa headland is protected land, and an old fortified house nearby, also called Manresa, is listed as a Bé d’Interès Cultural.

The area is mainly residential. For the health centre, the town hall, the nearest state schools and the Tuesday and Sunday market, residents go into Alcúdia old town, 5 to 10 minutes by car or a 15 to 20-minute walk from Es Barcarès. Port d’Alcúdia, with its marina, the long sandy Platja d’Alcúdia and ferries to Menorca, is 10 to 15 minutes away, and for a hospital you drive to Inca. TIB bus 322 stops all year on the main road at sa Marina, on its way between Port d’Alcúdia and Pollença, and line 302 to Palma leaves from the old town.

Who buys here

Alcúdia’s official tourism website says this stretch of coast has kept its appeal for local people, and most of those registered in Marina Manresa are Spanish nationals. Buyers who would rather have a house by the water in a settled, low-key area than a flat in a resort fit in well: couples and retirees, families happy to drive to school in Alcúdia, and second-home owners who sail or windsurf on the Bay of Pollença.

Property

Housing is low-rise and mostly single-family houses. In the old cores of Es Barcarès, sa Marina and Es Morer Vermell, homes stand in terraces or side by side, often with a porch, terrace or front garden, and some face straight onto the sea. In Es Barcarès and Es Morer Vermell the plan protects this pattern: existing plots are kept, only single-family homes are allowed and buildings stop at ground floor plus one. Behind the old core of Es Barcarès and across most of Manresa, the plan provides mainly for detached houses with gardens, also up to two storeys.

Questions buyers ask

Which bay is Es Barcarès on?

The Bay of Pollença. It is a coastal neighbourhood in the municipality of Alcúdia, about a kilometre north of the walled old town, with Es Morer Vermell and Manresa further east. Port d’Alcúdia and the long beach of Platja d’Alcúdia are on the other bay, the Bay of Alcúdia, 10 to 15 minutes away by car.

Is there a sandy beach?

Only small ones. Platja des Barcarès and Platja des Morer Vermell are modest, and much of the shore is rocky coves, good for quiet swims. The small sandy beaches of Sant Joan and Sant Pere lie a little further east, in the Mal Pas and Bonaire area, and Platja d’Alcúdia, with several kilometres of fine sand, is 10 to 15 minutes away by car.

Can I extend or rebuild a house here?

Within strict limits. In the old cores of Es Barcarès and Es Morer Vermell, Alcúdia’s planning rules keep the existing plots, allow only single-family homes and cap buildings at ground floor plus one storey. In Es Barcarès, marked parts of some plots must stay as gardens. Ask the town hall’s planning department (Urbanisme) what is allowed before you buy.

Where do residents go for doctors and schools?

In and around Alcúdia old town, 5 to 10 minutes away by car. The Es Safrà health centre is a short walk from the walls, and the municipality’s state schools, including the IES Alcúdia secondary school, are a short drive away. For hospital treatment, the Hospital Comarcal d’Inca is 25 to 30 minutes away.

Could I live here without a car?

Partly. TIB bus 322 stops all year on the main road at sa Marina, linking Port d’Alcúdia, the old town, Port de Pollença and Pollença, and line 302 runs from the old town to Palma all year. The old town is a 15 to 20-minute walk from Es Barcarès, but Manresa is further out.
