Living here

S’Illot is a small seaside village on Mallorca’s east coast, about 5 km north of Porto Cristo and roughly 70 minutes' drive from Palma. A torrent splits it between Manacor and Sant Llorenç des Cardassar. It began as a summer retreat for Manacor families and now has close to 3,000 registered residents. Its appeal is a modest family beach with a local feel.

The village takes its name from the islet just off its beach. People lived here long before the resort. A talaiotic village stood by the torrent mouth from around 1100 BC and was lived in for more than a thousand years. About half of its wall survives in the middle of the modern village on the Sant Llorenç side, with the remains of a little over thirty houses and two small sanctuaries. Archaeologists began excavating the sanctuaries in 2014 and were still digging in 2025. The modern resort started in the 1930s as a summer retreat for families from Manacor, and the first hotels went up in the 1960s.

The torrent de ca n’Amer, which gathers water from the hills around Sant Llorenç, ends here in a small lagoon, es Riuet, held back from the sea by the sand. It is also the municipal boundary. The larger, southern side of the village belongs to Manacor and runs on to the Cala Morlanda estate, and the northern side belongs to Sant Llorenç and merges with sa Coma without a clear break. A road bridge and a footbridge cross es Riuet. The main beach, Cala Moreia, is sandy, with the islet offshore and a small jetty, and rocky coves such as Cala Morlanda lie to the south.

The Manacor side has the village’s state primary school, CEIP Talaiot, a public GP unit open three days a week and a tourist office. In July 2025 Manacor council began building a nursery for up to 30 children under three, due to open for the 2026–27 school year. Pupils from CEIP Talaiot move on to IES Porto Cristo, and Porto Cristo’s health centre, about 10 minutes away, has urgent care at nights and weekends. Much of the village works to the tourist season, and residents go to sa Coma, Porto Cristo or Manacor, about 20 minutes inland, for some errands.

The village festes run through mid-August, around the Assumption on 15 August, and the best-known night is the gambada, a giant pan of prawns. A Thursday market runs from June to September. The torrent is the weak point: in the flash flood of 9 October 2018 it burst its banks, and three of the 13 people who died across the area were found here. Debris on the beach and seabed kept many bathers away the next summer. The footbridge over es Riuet, closed for safety in May 2025, reopened after a full renovation in March 2026 at a cost shared by the two councils.

Who buys here

S’Illot has drawn summer families from Manacor since the 1930s, and many homes are still summer houses owned by people from the municipality and nearby towns. Alongside them live people who stay all year, about 2,900 registered across both sides in 2025, and in season the hotels bring holidaymakers. It works well as a relaxed second home or a retirement base by a family beach, with Porto Cristo and Manacor close by.

Property

The village grew as a summer resort from the 1930s, and tourist accommodation has kept growing since the first hotels of the 1960s, so nearly everything is modern. Hotels and holiday apartments stand among streets of summer homes, and the Manacor side carries on south into the Cala Morlanda estate by the rocky coast. Streets near the promenade can be lively in summer, so visit out of season too and check what is next door. Before buying near es Riuet or the torrent, look at the official Balearic flood maps and ask how the property fared in 2018.

Questions buyers ask

Is S’Illot in Manacor or Sant Llorenç?

Both. The torrent de ca n’Amer, which ends at es Riuet, is the boundary. The larger southern side, including Cala Morlanda, is in Manacor, and the northern side next to sa Coma is in Sant Llorenç des Cardassar. Each council has its own planning rules and local services, so check which one a property falls under.

Is S’Illot quiet in winter?

Quieter, yes. Close to 3,000 people are registered here, so the school, the GP unit and the buses carry on, but much of the village works to the tourist season. Porto Cristo, about 10 minutes away, keeps a fuller range of shops and services all year.

Is there a bus to Palma and the airport?

Bus 401 runs all year from S’Illot to Palma’s Estació Intermodal via Porto Cristo and Manacor, where you can also change to the train. From late March to the end of October the A42 airport bus stops in S’Illot; the rest of the year there is no direct airport bus, so plan on a change.

How serious is the flood risk?

Serious near the torrent. On 9 October 2018 torrential rain made the torrent de ca n’Amer burst its banks, and three of the victims were found in S’Illot. Check any property near es Riuet or the torrent against the flood maps before you buy.

Can I let my home to holidaymakers when I’m not there?

Not without a tourist-rental licence, and those are now scarce. Mallorca no longer registers flats for holiday lets, and new places for houses are limited to owners of at least three years' standing. If you are counting on rental income, buy a home that already holds a licence and ask a lawyer to verify it.
