Living here

Calas de Mallorca (officially Cales de Mallorca, its Catalan name) is a holiday resort in the municipality of Manacor, built from the late 1960s around three small sandy coves on Mallorca’s east coast. About 1,280 people are registered here, among large hotels and apartment blocks, with protected, unbuilt coast to the north. It makes most sense as a holiday home, with Manacor and most services 25 to 30 minutes away.

The resort was laid out in the late 1960s, during the first tourism boom, on land of the old s’Hospitalet Vell estate, after Manuel Fraga, then Franco’s tourism minister, declared it of special interest. People lived here long before that. Beside the road in from Son Macià, the s’Hospitalet Vell Talayotic settlement has remains more than 3,000 years old. It is a listed monument looked after by Manacor’s history museum, free to visit on foot, with information panels along the way. Calas de Mallorca has no council of its own: it is one of Manacor’s outlying districts, about 18 km from the city.

The resort spreads along a rocky stretch of coast around three coves. Cala Antena, at the north end near the entrance, is a narrow inlet of white sand facing east, built up on its south side and wooded on the north. To the south, Cala Domingos is two beaches sharing one mouth, split by a rocky headland: es Domingos Gran, about 90 metres long, and es Domingos Petit, or Cala Tropicana, deep enough for boats to anchor. You can walk between them over the rocks. North of Cala Antena, the unbuilt coast up to Cala Romàntica, including Cala Magraner and Cala Varques, is a protected natural area (ANEI).

Public services are few. The Centre Cívic on Passeig de Manacor has a tourist office open three days a week, and a public health unit sees patients on Tuesday and Wednesday mornings. Its main health centre, with urgent care at nights and weekends, is in Porto Cristo. There are several supermarkets and plenty of restaurants and bars. TIB bus 416 runs all year to Son Macià and Manacor, stopping by the train station and near the hospital, and from late April to October bus 428 follows the coast to Portocolom, Cala d’Or and Porto Cristo. For anything more, Manacor is 25 to 30 minutes away by car.

The resort has had a hard few decades. The company that built it left work on the sewers, part of the water network and the pavements unfinished, so by April 2026 Manacor council had still not formally taken the estate over. In 2023 the planning councillor said the council had neglected the resort for 30 years. In April 2026 the council said the handover was in its final stretch and that it would do the outstanding work itself. Storm Gloria damaged the seafront promenade in January 2020. The Topaz, an abandoned block of about 50 flats, has drawn squatters, and a plan to buy and demolish it stalled in 2025.

Who buys here

About 1,280 people were registered here in 2025, making it the fourth-largest settlement in Manacor after the city, Porto Cristo and S’Illot with Cala Morlanda. It is made up mainly of hotels and holiday homes. It works for holiday-home owners, retired buyers who want quiet near small sandy coves, and people who work in the east of the island. Families with school-age children and Palma commuters will find it harder going.

Property

There is no old village core. Building began in the late 1960s, and the large hotel complexes cluster around Cala Domingos and Cala Antena, with apartment buildings and holiday homes on the streets around them. Homes higher up tend to have better sea views and a climb back from the coves. Two checks matter more than usual here. Ask how the estate’s handover to Manacor council stands, because local press reported in April 2026 that planning licences had long been frozen while it was pending. And flats can no longer be registered for holiday lets in Mallorca, so if rental income matters, buy a home with an existing licence.

Is it Calas or Cales de Mallorca?

Both. Cales de Mallorca is the official Catalan name and Calas de Mallorca the Castilian one, still widely used. The resort has no council of its own and comes under Manacor, whose town hall is about 18 km away.

Can I get permission to renovate or extend?

Check carefully first. In April 2026 Manacor council had still not formally taken over the estate from the company that built it, and local press reported that planning licences had long been frozen while the handover was pending. The council said then that the handover was in its final stretch, with work on the sewers and water mains to come, so ask a local lawyer for the current position.

Where are the nearest doctors and schools?

A public health unit opens on Tuesday and Wednesday mornings. Its main health centre, with urgent care at nights and weekends, is in Porto Cristo, and the public hospital is in Manacor, 25 to 30 minutes away. Son Macià, about 10 km inland, has a state primary school, and the state secondary schools are in Manacor and Porto Cristo.

Is there a bus to Manacor and the train?

Yes, all year. TIB bus 416 runs to Son Macià and Manacor, where trains leave for Palma, and from late April to October bus 428 links the resort with Portocolom, Cala d’Or and Porto Cristo. For most errands a car is still far easier.

What is the abandoned building in the resort?

The Topaz, a 1990s complex of about 50 flats that has stood empty for more than a decade and has drawn squatters. Manacor council planned to buy and demolish it with a grant from the regional tourism department, but in November 2025 put the plan on hold because debts held by one of its three owners blocked the sale. In October 2026 the deal was still blocked, pending a court ruling.
