Living here

Formentor is the long, mountainous peninsula at Mallorca’s northern tip, running from Port de Pollença out to Cap de Formentor and its lighthouse, in the municipality of Pollença. There is no village here, only a few scattered homes, a historic beach hotel, pine woods and quiet coves. People buy here for seclusion and nature, and rely on Port de Pollença for daily life.

The peninsula, about 12 km long and 3 km wide, is the last stretch of the Serra de Tramuntana, with cliffs of up to about 300 m. It was once a single estate owned by the family of the poet Miquel Costa i Llobera, whose best-known poem, El pi de Formentor (1875), praises a pine tree here. After his death in 1922 the land was sold in lots. The Argentine Adan Diehl bought about 2,000 hectares and opened a grand hotel on the beach in 1929. Winston Churchill and Charlie Chaplin stayed there, and after a rebuild it reopened in 2024 as a luxury resort.

One road, the Ma-2210, winds almost 20 km from Port de Pollença to the lighthouse. The engineer Antoni Parietti, who also built the Sa Calobra road, laid the first road; parts have since been rerouted. Before the beach, the Mirador des Colomer looks down to the Colomer islet, and a paved track climbs from it to the Talaia d’Albercutx, a watchtower built around 1595. Formentor beach, also called Cala Pi de la Posada, is a long, narrow strip of fine white sand backed by pines and holm oaks. Further on lie Cala Murta, Cala Figuera and the lighthouse, lit since 1863, which looks out to Menorca on clear days.

Homes are few and far between, and the town hall counts Formentor among the municipality’s scattered rural areas rather than as a settlement of its own. There is no school or health centre on the peninsula, so daily life runs through Port de Pollença, about 15 minutes away, with its supermarkets, schools and GP unit. Out-of-hours care is in Pollença town and the nearest hospital is in Inca. Summer brings the crowds: queues build on the winding road, drivers compete for the handful of parking spaces at the Mirador, and seasonal bus 334 shuttles visitors from Port de Pollença and Alcúdia to the beach and the lighthouse.

Who buys here

With no village and only a few scattered houses, Formentor is for a small group of buyers: people who want privacy, nature and walks from the door, and who accept a drive for almost every errand. Well-known guests have come here since the hotel opened in 1929. If you love the area but want neighbours and services close by, look at Can Singala, Bóquer and the Pine Walk, on the Formentor side of Port de Pollença.

Property

Private houses are rare out here, and some land is in institutional hands: Cala Murta, for example, belongs to a foundation that runs it as a summer camp with the Bishopric of Mallorca. Part of the peninsula is a Natura 2000 conservation area, covered by the Serra de Tramuntana management plan, and in February 2025 the town council approved a one-year moratorium on granting licences on Formentor. Before you commit to any house, have a lawyer and an architect confirm its licences, its planning status and what, if anything, can be extended or rebuilt.

Questions buyers ask

Is Formentor a village or a municipality?

Neither. It is a peninsula in the municipality of Pollença, with no village centre. The town hall is in Pollença town, and the nearest supermarkets, schools and GP unit are in Port de Pollença.

Can residents drive home when the summer restrictions are on?

Yes. In 2026, from 15 May to 18 October, a barrier at km 8.7 of the Ma-2210 kept private cars from going beyond Formentor beach between 10am and 10pm, and let them reach the beach only while its car park had space; residents, permit holders, buses, cyclists and walkers could pass. Ask the town hall how permits work for a particular house.

Can I get to Formentor without a car?

In season, yes. Bus 334 runs from Alcúdia and Port de Pollença to Formentor beach and the lighthouse, in 2026 from 15 May to 18 October, and passenger boats cross from Port de Pollença to a landing stage at the beach. Outside the bus season, a car is the practical option.

Can I build or extend a house on Formentor?

Check before you buy. Part of the peninsula is a Natura 2000 conservation area under the Serra de Tramuntana management plan, and in February 2025 the town council approved a one-year moratorium on granting licences on Formentor. A lawyer and an architect should confirm what a property’s licences and planning status allow today.
