INE: Calvià had the highest average home sale price of Spain’s larger towns in 2025

The 2026 edition of the INE’s Urban Indicators, published on 21 October 2026, puts Calvià top of Spain’s municipalities of over 20,000 people for average home sale price in 2025, at €981,485. Marratxí had the second-largest rise in that group since 2013. The figure is an average per sale, so it reflects the kind of homes sold as much as their price.

What happened

On 21 October 2026 Spain’s national statistics office, the INE, published the 2026 edition of its Urban Indicators, part of the European Urban Audit project. It covers municipalities with more than 20,000 inhabitants. For 2025, the highest average home sale price was in Calvià, at €981,485. Pozuelo de Alarcón near Madrid came second at €907,270, and Santa Eulària des Riu in Ibiza third at €888,800.

The same release lists the largest rises in average sale price since 2013 among these municipalities. Marratxí, the commuter municipality just inland from Palma, was second with 179.6%, just behind Tías in Lanzarote at 180.6%.

The release does not name a single source for the price figures. The INE says the Urban Indicators draw on many sources, mainly administrative data. Smaller municipalities, including many in Mallorca, are not in the ranking.

How to read the figures

  • The indicator is the average price per sale, not a price per square metre. A town where many large villas change hands will score high even if smaller homes cost less.
  • Calvià includes very different places, from Magaluf apartments to villas in the southwest. The average hides that range: see our southwest pages for the areas.
  • Marratxí’s rise is measured from 2013, near the bottom of the last downturn, so part of it is recovery.
  • The 2026 edition extends the price series back to 2010 and revises the rent figures, so do not compare it directly with older editions.

What it means for buyers

The figures confirm that the southwest of Mallorca is among the most expensive places to buy in Spain, and that Marratxí, next to Palma, has seen one of the fastest rises since 2013.
