Govern approves public housing projects in Felanitx, Petra and Sóller

On 16 October 2026 the Balearic government approved the building projects for six IBAVI public housing developments, about 60 homes, three of them in Mallorca: Felanitx, Petra and Sóller. These homes are for residents who qualify for protected housing, not for the open market, but they show where the Govern is adding homes in Mallorca’s towns.

What happened

After its weekly meeting on Friday 16 October 2026, the Balearic government (Consell de Govern) announced that it had approved six agreements authorising building projects by IBAVI, the Balearic housing institute. It described them as about 60 publicly developed protected homes; the projects listed add up to 57. All six had already been declared investments of regional interest under Law 4/2025, a status that lets public housing go through a faster procedure.

What it means for buyers

These are public homes for people who meet the protected-housing rules, which in the Balearics include years of prior residence. They are not for sale on the open market, so a foreign buyer cannot buy one. They do matter if you are looking in Felanitx, Petra or Sóller: two of the three Mallorca projects reuse old buildings, and new public homes for local families help keep these towns lived in all year.

For Sóller in particular, where land for new homes is very scarce, a small public scheme is a notable change. In September 2026 the Govern also authorised IBAVI projects in Marratxí (60 homes) and Capdepera (6 homes), and transferred a plot in Petra to IBAVI for the 19 homes now approved.

What is still uncertain

The 16 October announcement did not give budgets or completion dates. Earlier Govern and press reports fill in some details for two of the Mallorca projects. In Felanitx, the eight homes are for rent, mainly for people over 65 with at least ten years’ residence in the town, and building work began with a first stone on 3 September 2026. In Sóller, the Govern’s project page describes eleven protected rental homes, mainly for people under 35 with long residence in Sóller, and a budget of €2.8 million. No such details were published for Petra by the article’s date.
